Position Overview
As a Regional Manager in our Market Rate Business Unit, youll be responsible and accountable for leading and managing multi-site apartment property personnel and driving regional portfolio performance to achieve strategic objectives. Youll report to the Regional Vice President and supervise Property Managers and Maintenance Supervisors.
Youll support Kittle Property Groups mission and values by demonstrating excellence and competence, collaboration, innovation, respect personalization, commitment to our community, and accountability and ownership.
Key Responsibilities
Portfolio and operational leadership
- Direct property operations to achieve strategic and budget objectives, optimizing CNOI and NOI
- Work with teams to set leasing and occupancy goals, and hold site teams accountable for results
- Conduct regular site visits for each property at least monthly, or more as needed
- Ensure accuracy of reporting through property management software
- Ensure adherence to company policies and procedures and compliance with federal, state, and local laws
Financial performance and planning
- Complete property financial analysis of operating results and report results to senior management monthly
- Partner with Portfolio Management to create annual property budgets
- Manage and/or approve property expenditures and invoices and ensure adherence to company expenditure policy
- Monitor adherence to the accounts receivable policy monthly
People leadership and team development
- Lead, direct, and manage property personnel through recruiting, hiring, training, and performance management
- Direct and supervise team leaders to maximize portfolio performance
- Provide relief management to on-site offices as needed
Cross-functional collaboration and transitions
- Collaborate with Human Resources, Development, Construction, and Accounting as needed
- Work directly with construction and on-site personnel to ensure a smooth transition from construction to management for lease-ups of new or rehab properties
- Partner with other departments to ensure smooth transitions for third-party management acquisitions
- Develop and execute marketing plans for all properties with support from the Corporate Marketing Department
- Perform other duties as assigned
Qualifications
Required
- 4-year college degree
- 5+ years of multi-family, multi-site experience
- Market rate apartment experience
- Intermediate experience with MS Office
- Experience working with property management software such as Yardi
Recommended
- CPM designation
Skills and knowledge
- Language skills: ability to read, write, interpret, and analyze business publications, technical procedures, and government regulations; ability to write and interpret reports, correspondence, and manuals; ability to effectively present to groups including employees, vendors, and the general public
- Math skills: ability to calculate discounts, interest, bonuses, proration, percentages, and apply concepts of algebra and geometry
- Reasoning skills: ability to solve problems and work with a variety of concrete variables where only general guidelines exist; ability to interpret instructions in written, oral, diagram, or schedule form
- Leadership skills: strategic and interpersonal ability to guide, inspire, and empower teams to achieve shared objectives and goals
