Join our 504-unit Marchwoodapartment community in Exton, PA as an Assistant Service Manager, where you'll combine your technical expertise with leadership responsibilities to help drive a high-performing maintenance team. As an Assistant Service Manager, you will:
  • Help lead, coach, and develop a team of Maintenance Technicians and Make Ready staff while fostering a collaborative, team-first environment
  • Partner with the Service Manager to oversee daily work orders, apartment turns, preventative maintenance, and production schedules across a busy community
  • Provide advanced troubleshooting and repairs involving HVAC, plumbing, electrical, appliances, carpentry, drywall, and exterior building systems
  • Lead by example by maintaining high standards for safety, quality, customer service, and operational excellence
  • Help coordinate on-call rotations, preventative maintenance programs, apartment turn schedules, and daily workflow priorities
  • Maintain inventory levels and ensure maintenance materials, tools, and equipment are organized and readily available
  • Conduct regular inspections of occupied buildings, common areas, and vacant apartments to maintain community standards
  • Support emergency maintenance response and participate in a rotating 24-hour on-call schedule
  • Complete additional projects and responsibilities assigned by the Service Manager while helping the team achieve operational goals

Compensation & Incentives:
  • Base Pay: $27.00-$29.00 per hour
  • Up to 50% Rent Discount
  • Property Staff Shared Renewal Commissions
  • Morgan Essentials: $300 Quarterly
  • On-Call Appreciation: $15/day while holding the on-call phone

Hours & Schedule:
  • Monday - Friday | 8:00 AM - 4:30 PM
  • Rotating paid on-call participation required
  • Must be available for weather-related and emergency maintenance events
  • Schedule may adjust based on business needs

What We'll Expect From You:
  • Minimum 3 years of maintenance experience, preferably in multifamily housing or a related industry
  • Strong hands-on experience troubleshooting HVAC, plumbing, electrical, appliances, and general building systems
  • Previous experience supporting, mentoring, or leading a maintenance team in a fast-paced environment preferred
  • EPA/CFC/HVAC certification preferred
  • Comfortable using smartphones, mobile work order systems, email, and training platforms
  • Active, valid driver's license and reliable personal vehicle
  • Ability to respond to on-call and emergency maintenance needs
