ESSENTIAL JOB FUNCTIONS

1. Assists with managing construction projects throughout the construction process and until the accounting project closes (s).
2. Assists with the planning, designing, executing, and closing each assigned project.
3. Provides support for the Project Manager and Senior Project Manager.
4. Assists with establishing and fostering positive long-term relationships with clients.
5. Communicate project specifications with all levels, from field management to executive management, and externally with the client, subcontractors, and vendors.
6. Coordinates preconstruction stages, including participation in job walks and plan distribution to subcontractors.
7. Assists with preparing budgets and estimates for all design stages from conceptual through final construction documents, planning and designating project resources, and monitoring progress.
8. Assists in developing estimating bid packages.
9. Schedules through preconstruction and construction phases while identifying milestones and durations.
10. Assists in developing master schedules, project timelines, and milestones and identifying long-lead items and other needs.
11. Participates in the award process and preparation of subcontract agreements.
12. Assists with updating weekly schedules for all current and prospective projects to clients and the Company team.
13. Assists with the acquisition of all required permits.
14. Verifies inspection schedules and reports.
15. Assists with preparing weekly customer update reports for the client(s) and Company.
16. Assembles backup documentation for subcontractor and owner change orders.
17. Supports on-site relations with the clients, facility representatives, subcontractors, and city officials.
18. Responsible for working safely, both for self-protection and for the protection of co-workers, by supporting all Company safety efforts.
19. Other duties as assigned.

EDUCATION SKILLS AND EXPERIENCE

1. 2 - 5 years' experience with related project management experience or equivalent.
2. Degree in construction management or a related field preferred.
3. Proven track record of success with measurable achievements and leadership roles.
4. Demonstrates strong written and verbal communication skills with all levels of the project.
5. Demonstrates proficiency in scheduling during preconstruction and construction phases, including identifying estimated milestones and durations throughout the project.
6. Preconstruction process experience, including site surveys and site walks, subcontractor selection, and preparation of client proposals.
7. Experience with projects in the retail, fast-casual dining, quick-service dining, and hospitality sectors is preferred.
8. Ability to read and understand construction plans and specifications.
9. Proficient with computers and familiar with Microsoft software suite. Experience with Microsoft Project is preferred. Experience with CMiC, PlanGrid, and Bluebeam is a plus.
10. Demonstrates attention to detail, creative problem-solving, and analytical skills.
11. Able to identify a need, remove barriers, and have the know-how to make things happen.

13. Must possess (or obtain) an appropriate state driver's license before employment, a clean driving record, and reliable transportation.
