Utilities Maintenance Technician - JLL
What this job involves:
As a Utilities Maintenance Technician at JLL, you will serve as a critical guardian of building infrastructure by overseeing and maintaining essential mechanical and electrical systems. Your expertise ensures the seamless operation of refrigeration, emergency backup systems, boilers, and chilled water systems that keep our client facilities running efficiently and safely. This role requires analytical problem-solving skills to diagnose system malfunctions, take corrective action, and maintain detailed operational records. You will work day and/or night shifts as required, directly contributing to JLL's commitment to operational excellence and client satisfaction.
What your day-to-day will look like:
  • Monitor, adjust, and maintain refrigeration, chilled water systems, boilers, pumps, valves, piping, filters, and other mechanical/electrical equipment while recording readings to ensure proper operation and reporting any problems or malfunctions
  • Perform preventive maintenance on all base building and critical system equipment, including assembling necessary tools and supplies, completing work with minimal disruption, conducting immediate cleanup, and documenting all maintenance activities
  • Assist other mechanics and operators with major repairs and maintenance of building systems and equipment
  • Maintain logs, document equipment repairs, close work orders, track time accurately in reports, and provide timely communications with the Chief Engineer or Supervisor
  • Identify, utilize, and operate tools and equipment associated with the mechanical trade discipline while demonstrating the ability to comprehend and recognize all job-related work permits and complete Job Hazard Analysis
  • Order materials as needed and comply with policies for safe storage, usage, and disposal of hazardous materials
  • Work in high places, confined spaces, off lifts and scaffolds while wearing required personal protective equipment (including rain gear, chemical protective clothing, respirators, safety harness, hard hat, ear plugs, and safety glasses)

Required Qualifications:
  • High school diploma or state equivalent
  • Valid driver's license
  • Proficiency with computer-based systems and programs, including Microsoft Office and Outlook

Preferred Qualifications:
  • 24-hour availability and willingness to work in all weather conditions
  • Minimum of two years of related trade schooling or two years of work experience involving chillers and boilers
  • Experience with plumbing systems and basic plumbing repairs
  • Familiarity with electrical systems and ability to perform minor electrical repairs
  • Understanding of building automation systems and troubleshooting skills for various mechanical and electrical systems
  • Fluent in English with strong oral and written communication skills
  • Knowledge of OSHA standards and local codes
  • Strong customer service orientation with team player mentality, good interpersonal skills, and conflict resolution abilities

Physical Requirements:
  • Physical ability to lift 50 lbs., perform overhead work, work at heights, and operate electric hand tools, ladders, and required equipment
  • Capability to work in confined spaces such as closets, crawl spaces, attics, and vaults

Location: Bloomington, IN | Onsite
Work Schedule: Weekend Night 4/3, 5:00 AM - 5:30 PM (Thursday through Sunday or Friday through Sunday)
