JLL - Facilities Manager (P3)

Transform at JLL as a Facilities Manager on a global client account in our Technology Division! Our client is the world's largest advertising and communications holding company.

Location: Downtown Detroit, MI (splitting time between 2 sites)
Work Schedule: Onsite, M-F 8 AM-5 PM or 9 AM-6 PM

Reports to: Regional Operations Lead

Estimated base salary range: $84,600 - $90,000 + 10% annual salary bonus

As a Facilities Manager at JLL, you'll serve as a strategic operational leader and the primary client interface for facility services across assigned properties. This role combines executive-level partnership with hands-on operational excellence-you'll work directly with Regional Operations Leadership and Executive Account Directors to shape the overall facilities vision while ensuring flawless daily execution across multiple sites. This position requires someone who can balance strategic thinking with tactical execution, manage complex budgets and vendor relationships, and serve as an ambassador for JLL's core values of Teamwork, Ethics, and Excellence while delivering measurable cost savings and operational performance improvements.

• Work in conjunction with the Regional Operations Lead and the Executive Account Director to develop and execute overall vision of facilities team.
• Assist in the strategic direction for operations and maintenance team in alignment with client goals.
• Ensure all Client and JLL safety procedures are followed. Assist in development of training programs to increase team technical capabilities.
• Oversee the operational aspects of the properties in a manner which protects, maintains, and improves thevalue of the client's sites.
• Inspect sites routinely to guarantee that building services and workplace services are at the highest level of quality standards. Monitor and review preventive maintenance programs.
• Drive continuous improvement in all site performance.
• Manage third-party contractors / vendors engaged in operating and maintaining properties.
• Work with Regional Operations Lead and Sourcing Manager to bid and contract for scheduled and operational maintenance and project services.
• Supervise delivery of moves, adds, and changes as well as support associated client-projects of FF&E procurement and capital projects, as required.
• Transform existing operational practices to leverage JLL tools, processes, relationships, best practices to ensure service delivery is highly efficient and effective.
• Maintain Sites using Service Level Agreements and key performance indicators.
• Assist in site incident investigation, utilize structure problem solving to identify root cause of failures.
• Develop and maintain positive relationship with Client OpCo Managers and Operations teams.
• Primary interface with client representatives.Collaborate to determine client expectations.Ensures delivery of committed services and overall satisfaction with JLL performance.
• Demonstrate leadership, responsiveness, and creativity in finding solutions for service delivery.
• Ensure best practices are implemented to meet client expectations
• Represent WPP in the maintenance of good relationships with landlords, tenants, and subtenants at each leased Property
• Team with Regional Operations Lead to conduct a formal customer satisfaction survey with the key business unit representatives from WPP.
• Identify opportunities to improve quality, customer service and cost performance, and execute approved plans.
• Assist in the creation of reports and presentations for senior management.
• Act as an ambassador for JLL, adopting and maintaining the firm's core values of Teamwork, Ethics and Excellence
• Establish and maintain a safety-first culture by promoting and driving safe work practices timely training, best practices as well as delivering rewards and recognitions to promote safe behavior.
• Work with regional team to provide the strategy, vision and continuous improvement to drive the facility personnel to advance the quality-of-service delivery and further the client partnership.
• Foster a collaborative teamwork environment. Promote energy and enthusiasm. Maximize productivity.
• Ensure optimal roll out and training in the use of standard CMMS tools, processes and systems where possible. Ensure facility compliance with use of the new tools.
• Complete all performance reviews, both mid-year and year-end, on a timely basis. Ensure that individuals that do not achieve excellence or show significant performance problems are coached and put on improvement plans. Work with Senior FM to ensure proper performance management steps are taken.
• Work with the Account Management team to source employee career growth and development opportunities within or outside of the account. Understand employee career growth aspirations to enable matching of firm needs with employee abilities.
• Promote a culture of diversity and inclusivity for all team members.
• Team with Regional Operations Lead to develop and maintain operating budgets for sites, meeting targets as defined in KPIs; and, provide written variance analysis and forecast to client.
• Meet specific cost savings targets to contribute to the account achieving significant savings throughout the contract term of outsourced operations.
• Manage work to align with OpCo Budgets
• Support OpCo in developing and executing facilities related cost savings measures to reduce spending in accordance with OpCo Budget Challenges and JLL Committed Glidepath.
• Work with strategic sourcing professionals to identify cost savings opportunities and support their contracting efforts.
• Work with finance and accounting professionals to produce on-time and accurate reports, including cost savings initiatives, variance analyses, etc.
• Team with Regional Operations Lead to develop property specific multi-year capital improvement project plans as required; and manage the process to complete in-scope, small works projects.
• Ensure compliance with Jones Lang LaSalle minimum audit standards

• Bachelor's degree in Facilities Management, Engineering, Business Administration, or related field, or equivalent combination of education and experience
• Minimum 5-7 years of progressive facilities management experience with demonstrated leadership responsibility
• Strong working knowledge of building systems including HVAC, electrical, plumbing, fire/life safety, and building automation systems
• Proven experience managing budgets, vendor contracts, and multi-site operations
• Deep understanding of applicable building codes, OSHA regulations, ADA requirements, and environmental compliance standards
• Excellent project management skills with ability to prioritize competing demands and deliver results on time and within budget
• Strong analytical and problem-solving abilities with demonstrated capacity to make sound decisions under pressure
• Proficiency with computerized maintenance management systems (CMMS) and Microsoft Office Suite

• Certified Facility Manager (CFM), Facility Management Professional (FMP), or similar professional certification
• Experience in corporate office environments or commercial real estate facilities management
• Background in sustainability initiatives including LEED, ENERGY STAR, or other green building programs
• Previous experience managing union labor or working within collective bargaining environments
• Strong financial acumen with experience in capital planning and forecasting
• Demonstrated ability to lead and mentor junior team members and contribute to talent development
