JOB SUMMARY:
The Commercial Landscape Project Manager serves as the Company's primary management representative and is fully accountable for the successful execution, financial performance, and profitability of assigned projects. This role is responsible for managing all aspects of project delivery, including scope, budget, schedule, quality, safety, and client satisfaction, while ensuring compliance with contractual requirements.
The Project Manager develops and maintains strong professional relationships with clients, architects, engineers, subcontractors, vendors, inspectors, and internal stakeholders to drive successful project outcomes. In addition, this position provides leadership, coaching, and development to Associate Project Managers and Project Managers, helping build a high-performing project management team.
Working closely with the Branch Manager and Leadership Team, the Project Manager contributes to branch growth, operational excellence, process improvement, and the continuous enhancement of project management systems and standards.
Education
  • Bachelor's degree in Construction Management, Architecture, Engineering, Horticulture, or a related field required.
  • Four (4) years of relevant experience may be considered in lieu of a degree.
  • Master's degree in Construction Management or Project Management preferred.

Experience
  • Minimum of 10 years of experience in project management, estimating, field management, or related construction leadership roles.
  • Commercial landscape construction experience required.
  • Experience managing project budgets, schedules, subcontractors, and client relationships.
  • Prior leadership and mentoring experience preferred.

Licenses & Certifications
  • Valid driver's license issued by the state of employment.
  • PM Skills or PMSCP Certification preferred.
  • C-27 Contractor License a plus.
  • OSHA Safety Certification a plus.
  • Certified Construction Manager (CCM) designation a plus.
  • Any licenses or certifications required by state or federal law.

Specialized Skills
  • Strong knowledge of landscape construction practices, irrigation systems, drainage, and horticulture.
  • Proficiency in project scheduling, budgeting, forecasting, and document management.
  • Ability to read and interpret plans, specifications, and contracts.
  • Strong understanding of labor, equipment, and material costs.
  • Excellent communication, negotiation, and presentation skills.
  • Proven ability to build and maintain strong client, vendor, and subcontractor relationships.
  • Strong problem-solving and decision-making abilities.
  • Ability to manage multiple projects simultaneously and meet deadlines.

Essential Duties & Responsibilities
Project Management & Financial Oversight
  • Manage project budgets, forecasting, cash flow, and overall profitability.
  • Conduct project financial reviews, budget true-ups, and performance analysis.
  • Manage monthly client billing and accounts receivable activities.
  • Prepare, review, and negotiate change orders, RFIs, T&M documentation, and project revisions.
  • Identify project risks and proactively implement solutions to mitigate impacts.
  • Prepare estimates and cost analyses used for planning, scheduling, and management reporting.

Client, Vendor & Subcontractor Management
  • Serve as the primary point of contact for clients throughout the project lifecycle.
  • Develop and maintain strong relationships with clients, vendors, and subcontractors.
  • Negotiate subcontractor agreements and vendor contracts.
  • Resolve project-related issues while ensuring a high level of customer satisfaction.
  • Partner with estimating and purchasing teams to ensure cost-effective procurement and timely delivery of materials.

Project Execution
  • Lead project teams including superintendents, estimators, purchasing personnel, and subcontractors.
  • Ensure projects are completed safely, on schedule, within budget, and to quality standards.
  • Collaborate with field leadership to meet or exceed client expectations.
  • Review contracts and identify value-engineering opportunities.
  • Oversee project communication, including submittals, meeting minutes, revisions, and project documentation.
  • Manage project closeout activities, including as-built drawings, warranties, O&M manuals, and final reconciliations.

Leadership & Branch Support
  • Mentor and develop Associate Project Managers and Project Managers.
  • Assist with recruiting, interviewing, hiring, onboarding, and training project team members.
  • Complete employee performance evaluations and support career development initiatives.
  • Foster a culture of accountability, teamwork, and continuous improvement.
  • Promote and lead branch safety initiatives and training programs.
  • Provide recommendations for operational and process improvements.
  • Support Branch Leadership with strategic and operational initiatives as needed.
