Job description

Position Title: Director of Community Operations
Location: Remote
Compensation: $145-$165,000 base salary, executive bonus opportunity, and long-term incentive participation

About the Firm
52TEN is an established private investment firm based in Scottsdale, Arizona, specializing in the acquisition and repositioning of manufactured housing communities.  With a clear and ambitious growth plan, we aim to expand our portfolio of 3+ star communities from 15 to 40 over the next three years.  As one of the top 100 community owners in America, 52TEN is recognized for its innovative approach and commitment to delivering The Best Experience in the industry.

About the Role
The Director of Community Operations is responsible for the overall performance, scalability, and day-to-day execution of 52TENโ€™s growing portfolio of manufactured housing communities. This leader manages a team of Community Managers and District Managers who oversee our communities and their on-site teams. In the first 12โ€“18 months, the primary focus will be building and strengthening the property operations divisionโ€”refining systems, coaching teams, and ensuring operational consistency across the portfolio. As the company continues to grow, adding communities and scaling from 30 to 75 team members over the next three years, this role will evolve to become increasingly strategic, with greater emphasis on infrastructure development, cross-functional leadership, and long-term portfolio optimization. Success in this is defined by growing property-level NOI, executing CapEx plans with excellence, developing operational talent, and building the foundation for scalable, high-performing operationsโ€”all while staying aligned with 52TENโ€™s values and culture.

Why Work With 52TEN?
At 52TEN, we lead with cultureโ€”because we believe itโ€™s one of the most defining aspects of our success. Weโ€™re a fast-paced, goal-oriented company that runs on the Entrepreneurial Operating System (EOS), but we also know that work should complement your life, not consume it. As a fully remote team, we offer the freedom, flexibility, and autonomy to do meaningful work while making more time for what matters most to you.

While each team member brings unique skills and responsibilities, collaboration is at the heart of everything we do. We rally around shared goals, support one another, and strive to deliver the best experienceโ€”for our investors, our partners, and our team.

What Makes 52TEN Different?

  • The Best Experience โ€“ We donโ€™t just focus on delivering exceptional experiences for our residents, investors, and vendorsโ€”we believe it starts within our team. At 52TEN, we strive for excellence in every interaction, celebrating wins, offering support, and ensuring everyone feels valued.
  • True Remote Work Perks โ€“ Say goodbye to commutes and micromanagement. At 52TEN, you have the freedom to take ownership over your schedule and the ability to do your best work from anywhere.
  • A Seat at the Table โ€“ This is more than just a property management job. As Director of Community Operations, youโ€™ll be part of our executive leadership team with direct influence on strategic decisions and company direction.
  • Unlimited PTO (That Youโ€™re Encouraged to Take) โ€“ We work hard, but we also believe in balance and recovery. Our unlimited PTO policy is designed to help you recharge so you can bring your best self to work.
  • A World-Class Team โ€“ We build a team of high-performing, growth-minded individuals who genuinely care about lifting each other up. Every day is an opportunity to grow together, share knowledge, and push for excellence. Our culture of support ensures that youโ€™re always surrounded by top-tier talent with a shared vision.

Does the Following Sound Like You?

  • You always do the right thingโ€”even when no oneโ€™s watchingโ€”and you earn trust by being honest, ethical, and transparent.
  • You communicate clearly and directly, in writing and in conversation, without unnecessary fluff.
  • Youโ€™re a quick study who can absorb complex information and act on it confidently.
  • You bring energy and optimism to your work, even when the path ahead is unclear.
  • Youโ€™re driven to get the job doneโ€”sometimes that means rolling up your sleeves and putting in extra time, and you\'re all in.
  • You listen first. You seek to understand before responding and value othersโ€™ perspectives.
  • You can rally people to your ideas and get them moving in the same direction.
  • You believe in the mission and donโ€™t get discouraged by uncertaintyโ€”you trust the process and push forward.
  • You stay composed and focused when priorities shift, and you adapt quickly without losing momentum.
  • You care deeply about doing great work and being someone your team and company can count on.

If this describes you, youโ€™re absolutely in the right place!  Here are the key responsibilities and qualifications of our next Director of Community Operations.

Key Results (Accountabilities)

  • Operational Excellence: Drive consistent property-level performance across the portfolio by meeting or exceeding operational expectations related to occupancy, delinquency, home sales, curb appeal, and resident satisfaction through disciplined execution and proactive problem-solving.

  • Resident Experience & Community Outcomes: Enhance the resident experience by setting standards for service, responsiveness, communication, and community presentation.

As 52TEN continues to scale, this role may evolve to include broader cross-functional and leadership responsibilities. • Forward-thinking and tech-savvy, always seeking smarter ways to work
  • Deeply collaborativeโ€”both at our communities and across the company

  • We donโ€™t avoid accountability or repeat mistakesโ€”we learn and evolve
  • We donโ€™t operate in silosโ€”we win as one team

Work Environment & Physical Requirements

This is a remote-based role supporting a national portfolio of manufactured housing communities. The Director of Community Operations primarily works from a home office and collaborates regularly with onsite teams, corporate partners, and company leadership through digital communication tools and property management systems.

Regular travel to communities is required and is estimated at approximately 25โ€“30% of working time. Travel may include driving to nearby communities as well as occasional air travel for quarterly meetings, site visits, trainings, or company events.

While the majority of responsibilities are performed in a remote office environment using a computer and standard office technology, the role also requires time spent in the field at community locations.

Physical and environmental expectations may include:

  • Walking communities and conducting property inspections alongside Community Managers
  • Standing, walking, bending, and navigating outdoor environments, including uneven ground, gravel roads, or stairs
  • Occasionally lifting or moving items up to 25 pounds
  • Frequent use of computers, phones, and digital systems while working remotely
  • Communicating regularly with residents, vendors, and team members in both virtual and onsite settings
  • Traveling to assigned communities and attending occasional in-person meetings or company events

Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions of the role.
