The Budd Group, a leading Integrated Facilities Management (IFM) pioneer, is seeking an energetic, proactive, and highly communicative Maintenance Manager to oversee our prominent portfolio in Chattanooga, TN. In this role, you will be the captain of our maintenance operations, managing a diverse and historical footprint that includes Class A downtown corporate offices, parking decks, an active airport hangar, and a historic apartment complex used for our company interns.

What You’ll Do / Key Responsibilities

As our Maintenance Manager, you will serve as the champion of proactive asset management across a high-profile portfolio in Chattanooga, including commercial office spaces, historic structures, parking decks, an apartment complex, and a private airport hangar. In this role, you will lead our local maintenance division to ensure operational excellence.

Key responsibilities include:

  • Team Leadership: Act as an elite coach to inspire, train, and manage your on-site maintenance team.

  • Preventative Maintenance & CMMS: Oversee the campus CMMS system to maximize preventative maintenance completion rates, reduce emergency response times, and shift operations from reactive to proactive.

  • Vendor & Subcontractor Management: Source, vet, and manage third-party vendors for specialized trades (such as advanced HVAC systems and landscaping); coordinate the bidding process to secure three competitive proposals for major business decisions.

  • Elite Communication: Drive a culture of transparent communication. Your team doesn't just close out work orders; they educate tenants and stakeholders on the "why" behind repairs to prevent future occurrences.

  • Budgeting & KPIs: Own the performance metrics of your portfolio, executing capital projects on time, safely, and strictly within budget.

What You Bring To The Team / Qualifications
  • Proven Leadership: A track record as a Maintenance Manager managing at least 500,000+ sq. ft. (1 million+ preferred).

  • Technical Mastery: Solid foundational knowledge of commercial property infrastructure, including HVAC, electrical, carpentry, and plumbing systems.

  • Tech-Savvy Mindset: High proficiency in utilizing modern technology, smart building systems, and CMMS platforms.

  • Exceptional Communication: Strong interpersonal skills with the ability to confidently interface with corporate clients, build trust with employees, and negotiate with vendors.

  • Preferred Certifications: Certified Facility Manager (CFM), Project Management Professional (PMP), or ProFM designations are highly preferred (or a willingness to obtain one within your first year).

  • Bilingual skills (English/Spanish) are a plus but not required.
