Job description

HVAC Project Manager – Residential & Light Commercial

Summary
We are representing a fast-growing residential builder and mechanical contractor seeking an experienced HVAC Project Manager to oversee ground-up and rehabilitation projects across multifamily, high-volume single-family, and select commercial developments. The ideal candidate brings a strong technical understanding of HVAC systems, construction phasing, and onsite coordination, and excels in managing multiple active jobs simultaneously.

This role offers the opportunity to collaborate with experienced superintendents, estimators, and field teams on diverse mechanical scopes across the region.


Key Responsibilities
  • Lead HVAC project planning, scheduling, and execution from preconstruction through closeout

  • Act as the primary liaison between internal teams, subcontractors, and clients

  • Review and interpret HVAC drawings, shop drawings, equipment submittals, and installation details

  • Manage procurement, track long-lead items, and coordinate material deliveries

  • Direct field coordination and installation sequencing with site supervisors and trades

  • Monitor project financials, track cost-to-complete, and handle change order management

  • Conduct job site walks to ensure system quality, code compliance, and schedule alignment

  • Coordinate with inspectors and third-party testing agencies for HVAC startup and commissioning

  • Support estimating team with bid-level pricing, takeoffs, and constructability input


Preferred Qualifications
  • 4+ years of experience managing HVAC scopes on residential (multifamily or single-family) and/or light commercial projects

  • Strong working knowledge of HVAC codes, ductwork installation, system sizing, and controls integration

  • Experience managing multiple HVAC projects in the $1M–$10M range simultaneously

  • Familiarity with mechanical equipment, ductwork systems, refrigerant piping, and air balance requirements

  • Proficient with Procore, Bluebeam, Microsoft Office, and related construction software

  • Ability to operate in both office and field settings with reliable transportation to job sites
