OVERVIEW

Job Title: BMS Installation Project Manager and Subject Matter Expert

Locations: Richmond, VA Onsite daily at construction site

Department: Operations

Reports To: VP of Operations

SUMMARY

We are seeking a highly skilled and experienced Building Management Systems Subject Matter Expert to join our team. The ideal candidate will bring deep technical expertise in building controls, low-voltage systems, and project execution, while also serving as a trusted advisor on BMS design, installation, and integration. This role requires a blend of hands-on technical ability, organizational excellence, and leadership to drive successful project outcomes across diverse environments.

ESSENTIAL DUTIES AND RESPONSIBILITIES

Duties include, but are not limited to the following:

  • Serve as the technical expert for Building Management Systems (BMS), including system design, installation, commissioning, and troubleshooting.
  • Oversee and execute low-voltage wiring, conduit, and cable installations (including CAT6 and fiber optic).
  • Perform and supervise cable terminations, testing, and certification.
  • Be accountable for installation quality
  • As the technical leader, he has a strong focus on training of staff
  • Coordinate with PLC integrator & other vendors on technical queries, RFI's, change orders, etc.
  • Be an escalation point of contact for technical questions that arise regarding field install, termination details, etc.
  • Lead and coordinate BMS-related project management tasks, ensuring scope, budget, and timeline compliance.
  • Interface with clients, contractors, and stakeholders to deliver professional and effective solutions.
  • Ensure compliance with industry codes, standards, and safety requirements.
  • Support the development of project plans, schedules, and budgets for low voltage installation projects.
  • Support the coordination of resources, equipment, and materials to ensure timely and cost-effective project delivery.
  • Review project specifications, drawings, and contracts to confirm compliance with scope and requirements.
  • Be an expert on all technical aspects of the project!
  • Enforce company safety policies and OSHA standards on all job sites.
  • Conduct inspections to ensure adherence to design, safety, and quality requirements.

Qualifications

Education & Experience

  • Minimum 5–7 years of hands-on experience with BMS, building controls, and related systems.
  • Must have datacenter construction & design experience
  • Strong working knowledge of:
    • Building controls systems (HVAC, lighting, access, etc.)
    • Low voltage wiring methods, conduit and cable installation
    • CAT6 and fiber optic cabling, splicing, and terminations
    • PLC programming and industrial controls
  • Demonstrated project management skills, including scheduling and stakeholder communication.
  • Excellent organizational, analytical, and problem-solving abilities.
  • Professional demeanor with the ability to represent the company effectively.
  • Willingness to travel as needed and work comfortably on active construction sites.

Competencies

  • Strong level of comfort with being on a construction site.
  • Exceptional organizational and time-management skills.
  • Strong leadership and team coordination abilities.
  • Excellent written and verbal communication skills.
  • Proficient in project management software, scheduling tools, Smartsheet and Microsoft Office Suite.
  • Ability to read and interpret blueprints, schematics, and technical documents.
  • Familiarity with major BMS platforms (e.g., Siemens, Honeywell, Johnson Controls, Tridium/Niagara, Schneider).

Certifications (Preferred)

  • OSHA 30-hour construction safety certification
  • Manufacturer-specific system certifications

Working Conditions

  • Mix of office, site visits, and on-site project supervision.
  • Travel to multiple project locations as required.
  • Ability to work extended hours or weekends as needed to meet deadlines.
  • Ability to stand and walk for long periods.
