Job description

Portico has amazing opportunity to join our team as a Groundskeeper/Porter! This position will be based at our apartment community, Braxton at Tamarron, in Katy, TX.
Job Summary
The Groundskeeper / Porter is responsible for maintaining the cleanliness, safety, and overall appearance of exterior common areas within an apartment community. This role supports property maintenance operations through groundskeeping, porter services, light custodial work, minor maintenance assistance, and pool area upkeep. Experience in apartment communities, groundskeeping, landscaping, janitorial services, or facilities maintenance is preferred.
Essential Job Functions
Groundskeeping amp; Exterior Maintenance
  • Maintain exterior common areas by removing trash, debris, cigarette butts, and pet waste daily
  • Sweep, blow, and clean sidewalks, pathways, stairwells, breezeways, and parking areas
  • Perform pressure washing of buildings, sidewalks, and common areas as scheduled
  • Clean exterior windows, railings, signage, and outdoor furniture
  • Assist with community trash collection, dumpster and compactor areas
  • Identify, report, and escalate maintenance, safety, or curb appeal issues promptly
Porter amp; Custodial Support
  • Perform light custodial duties including trash removal, restroom cleaning, vacuuming, mopping, and floor care
  • Assist with interior common area cleaning when housekeeping staff is unavailable
  • Replace light bulbs, air filters, and complete other minor maintenance tasks
  • Complete assigned service requests and work orders accurately and on time
Pool amp; Amenity Maintenance
  • Assist with pool and spa cleaning, debris removal, and daily upkeep
  • Support pool chemical treatments under supervision
  • Ensure pool furniture and amenity areas are clean, safe, and properly arranged
Inventory, Safety amp; Compliance
  • Maintain inventory of cleaning supplies, trash bags, and groundskeeping equipment
  • Keep maintenance shop and storage areas clean, organized, and safe
  • Follow OSHA standards, company safety policies, and emergency procedures
  • Attend safety meetings and participate in risk management programs
  • Report accidents, incidents, and property damage promptly
  • Follow key control and access procedures
Team amp; Resident Support
  • Attend daily maintenance meetings and weekly community meetings
  • Provide professional, courteous customer service to residents and guests
  • Support resident satisfaction, retention activities, and community events
  • Collaborate with on-site teams, corporate partners, vendors, and contractors
  • Complete special projects and additional duties as assigned
Qualifications
Experience:
  • Minimum 6 months of experience in groundskeeping, porter services, janitorial work, landscaping, apartment maintenance, or facilities maintenance preferred
Education:
  • High school diploma or GED preferred (or equivalent experience)
Skills amp; Competencies:
  • Knowledge of groundskeeping, cleaning procedures, and maintenance support tasks
  • Ability to read and follow work orders, schedules, and safety instructions
  • Strong attention to detail and time management skills
  • Customer service–focused with professional communication skills
  • Ability to work independently and as part of a team
  • English or Spanish communication skills preferred
Licenses amp; Certifications:
  • Valid driver’s license and proof of insurance required
