About the Role

We are seeking a dependable, detail-oriented Independent Contractor – Property Inspector & Field Services to conduct thorough property inspections and provide accurate, professional inspection reports using our designated inspection software.

This is a field-based opportunity that also includes a variety of property-related support tasks, such as placing and retrieving rental signs, installing and picking up combination lockboxes, and checking on properties as needed.

The ideal contractor is organized, self-motivated, comfortable working independently, and able to identify and clearly document property conditions.

Key Responsibilities

Property Inspections

  • Conduct detailed interior and exterior property inspections.
  • Assess and document the condition of the property, including potential maintenance, safety, or repair concerns.
  • Take clear, thorough photographs to support inspection findings.
  • Record accurate observations and measurements as required.
  • Identify and document damage, deferred maintenance, missing items, and other notable property conditions.
  • Complete inspection reports accurately and within required timeframes.
  • Utilize company-provided inspection software to enter findings, photographs, and other relevant information.
  • Maintain a professional and objective approach when documenting property conditions.

Field Services

  • Drop off and retrieve rental/For Lease signs at properties.
  • Install, replace, and retrieve combination lockboxes.
  • Conduct property check visits as requested.
  • Verify that properties are secure and appear to be in appropriate condition.
  • Report issues such as visible damage, leaks, unsecured doors/windows, landscaping concerns, or other problems requiring attention.
  • Take photographs and provide field updates when requested.
  • Complete other occasional property-related tasks as needed.

Qualifications

  • Previous experience in property inspections, property management, real estate, construction, maintenance, o
