Job Summary

Ensures the optimal utilization of the organization's regional facilities. Assess and evaluate the physical space requirements of the organization and recommend space plans to meet the Company's business needs. Responsible for the development, coordination, and management of small to medium construction and remodel projects including AutoCAD drawing creation, Scope of Work development, material acquisition, and contractor management. Responsible for maintaining the drawing database for all buildings in the region. Responsible for budget analysis and forecasting of projects. Work with management and employees to ensure consistent and reliable service.

Job Description

WHAT YOU'LL DO:

  • Prepare projections of immediate and long range space requirements and facility maintenance needs to prepare budget projections for capital and O&M expenditures.

  • Responsible for space planning, furniture layout design, selection of furniture, remodeling materials, carpeting, wall partitions, art work, plantscapes and the acquisition of furniture and contractors for employee relocation requirements.

  • Coordinate with the Corporate Facility Engineer in the development and implementation of corporate facility office standards and construction projects.

  • Responsible for working with contractors to obtain AEP required documentation for entry into the contract requisition system and managing contracts to ensure compliance with AEP's Procurement policies.

  • Provide coordination and communication to customers regarding office moves, office remodels, and project scheduling to meet customer needs and provide satisfied customers.

  • Responsible for Tenant Relations activities with outside tenants in AEP buildings to develop tenant improvement designs, cost estimates, schedules, and construction contracts.

  • Develop and author project documentation including Scopes of Work, cost estimates, schedules, and project drawings. Maintain quality control of contractor work and project materials.

  • Supervise small to medium capital and O&M projects including building construction and building remodels.

  • Apply expertise on AEP asbestos, lead, and other environmental and safety policies for application in project management.

  • Responsible for the update and maintenance of the Archibus database for the buildings in the Regional area.

WHAT WE'RE LOOKING FOR:

Education: Associate's degree in engineering, facilities, business, architecture or related field or High School Diploma/GED and 2 years of relevant work experience.

Experience: In addition to any experience required above, 5 years of experience in facilities operations or space planning duties.

Licenses/Certifications: Must possess and maintain a valid state driver's license with an acceptable driving record.

OTHER REQUIREMENTS

Travel requirements are expected 10-25% of the time. Overnight travel approximately 20% of the time is expected.

Excellent written and verbal communications skills. Basic Understanding of Electricity and/or HVAC systems.

Weekend, holiday or after hours work may be required work may be required to avoid disrupting the working environment of the other employees Strong computer skills and knowledge of computer applications used in a Windows environment including Power Point, Excel, Word, AutoCAD etc.

Working knowledge of space planning and building design.
