Impact Housing (IH) is a vertically integrated modular design-builder and developer headquartered in Southern California.

Our mission is to continuously evolve the world's most sophisticated and efficient housing delivery system. We pursue this mission by reimagining every element of how multifamily projects are designed, manufactured, and built-driving down costs, shortening schedules, and expanding access to high-quality housing for the people who need it most, whether through LIHTC or unsubsidized projects.

To date this decade, the IH team has built or is actively developing close to 1,500 modular units demonstrating a scalable, repeatable path to affordability. With the capability to produce approximately 1,000 units per year today, IH is expanding to meet growing demand in San Diego, Los Angeles, and beyond.

We are now entering the next stage of our growth and strengthening every team across the company to achieve our next set of goals. We plan to manufacture and build more than 10,000 units through 2030. To accomplish this, we are implementing the Lean Standard Model company-wide; deploying AI at every level of the company; and positioning IH as a national thought leader in modular development.

POSITION SUMMARY

Impact Housing is seeking a driven and relationship-oriented Business Development Associate to support the growth of our third-party design-build business. Reporting directly to the Business Development Manager, this role sits at the front end of the sales process - identifying, engaging, and cultivating relationships with affordable housing developers, market-rate developers, public agencies, and other prospective clients.

The ideal candidate is highly organized, proactive, and comfortable with outbound outreach. They bring intellectual curiosity about housing and real estate, a genuine interest in Impact Housing's mission, and the drive to build a career at the intersection of business development and impact-oriented real estate.


KEY RESPONSIBILITIES


Business Development & Outreach

  • Conduct targeted outbound prospecting via phone, email campaigns, LinkedIn, and other channels.
  • Identify and research prospective clients, development opportunities, and strategic partners.
  • Schedule and coordinate introductory meetings between prospects and senior Impact Housing team members.
  • Maintain consistent follow-up with leads across various stages of the sales process.
  • Attend industry conferences, networking events, and association meetings to build relationships and surface new opportunities.
  • Support the execution of business development campaigns and strategic outreach initiatives.


CRM & Pipeline Management

  • Maintain accurate and timely records of all prospect and client interactions within the company CRM.
  • Track leads through the sales pipeline and ensure follow-up cadences are met.
  • Prepare pipeline reports and business development activity metrics for internal review.
  • Assist in maintaining and expanding contact databases and market intelligence files.


Proposal & Pursuit Support

  • Support preparation of proposals, presentations, and client-facing materials.
  • Assist with preliminary project evaluations and cost comparison exercises.
  • Coordinate internally with design, estimating, construction, and manufacturing teams to gather information for proposals.
  • Contribute to the development of project pursuit strategies and client presentations.


Research & Intelligence

  • Monitor market trends, funding programs, affordable housing initiatives, and development pipeline activity.
  • Track upcoming RFPs, RFQs, tax credit applications, and public funding opportunities.
  • Develop and maintain profiles on target clients, developers, agencies, and strategic partners.


QUALIFICATIONS


Required

  • 1-3 years of experience in business development, sales, real estate, construction, or a related field.
  • Strong written and verbal communication skills - clear, concise, and professional across all channels.
  • Comfortable initiating cold outreach and building rapport with new contacts.
  • Highly organized with strong attention to detail and the ability to manage multiple priorities.
  • Proficiency with Microsoft Office and LinkedIn.
  • Genuine interest in real estate development, affordable housing, or the built environment.


Preferred

  • Experience with HubSpot or a similar CRM platform.
  • Familiarity with affordable housing, LIHTC, or multifamily real estate development.
  • Experience preparing proposals, pitch decks, or business development materials.
  • Exposure to modular, prefabricated, or off-site construction methods.


EDUCATION

  • Bachelor's degree in Business, Real Estate, Construction Management, Marketing, Communications, or a related field.

WORK AUTHORIZATION

All prospective Impact Housing employees need to demonstrate eligibility to work in the U.S.
