Job description

HVAC Mechanics are responsible for the operation, preventive maintenance, inspection, and repair of large-scale HVAC systems across the EPA-RTP Main Campus and associated facilities. The two-person team must collectively hold specific North Carolina HVAC licensure and provides support for the Laboratory Ventilation Management Program.

Responsibilities

  • Operate, maintain, inspect, and repair large commercial HVAC systems including chillers, boilers, air handling units, VAV systems, and associated controls
  • Perform preventive maintenance inspections (PMIs) on all HVAC equipment per the PM Program schedule and CMMS work orders
  • Document all inspections, maintenance activities, and repairs in the CMMS within 10 working days of completion
  • Support the Laboratory Ventilation Management Program under direction of the Laboratory Ventilation Manager
  • Maintain building HVAC operations within specified control parameters for pressurization, temperature, and humidity
  • Identify deficiencies during PMIs and submit PMRs for repairs requiring more than 30 minutes
  • Respond to service calls related to HVAC system failures, temperature complaints, and air quality concerns
  • Perform facility walkthroughs (approx. every 8 hours) to observe HVAC equipment in mechanical rooms for visual and audible irregularities
  • Support the BAS team with HVAC-related control system adjustments and set point management
  • Maintain compliance with ASHRAE 55 and 62.1 standards for occupant comfort and indoor environmental quality

Position Requirements

  • Minimum 5 years of experience working with large HVAC systems in commercial facilities
  • Position 1 (required): State of North Carolina HVAC Heating Group 2 license, at minimum
  • Position 2 (required): State of North Carolina HVAC Heating Group 3 Class 1 license, at minimum
  • Experience with commercial HVAC equipment including chillers, boilers, air handlers, VAV boxes, and building controls
  • Familiarity with Building Automation Systems (BAS) as they interface with HVAC operations
  • Ability to read mechanical drawings, equipment manuals, and control diagrams
