Affordable Housing Property Manager

REPORTS TO: Senior Director of Facilities Management

STARTING WAGE: $65,505–$79,500 per year, adjusted for relevant education and experience.

FLSA STATUS: Exempt

We are seeking a dedicated Affordable Housing Property Manager to oversee the operations, financial health, and regulatory compliance of our residential communities while empowering our residents to thrive.

ESSENTIAL DUTIES:

What You’ll Do
  • Oversee day-to-day operations and conduct regular inspections to maintain safe, high-quality living environments.

  • Coordinate with maintenance staff to track work orders, manage unit turnovers, and address emergency needs.

  • Market vacant units following Fair Housing standards and process applications to maintain optimal occupancy.

  • Handle eligibility determinations, lease signings, move-ins/outs, and timely tenant recertifications.

  • Ensure full compliance with MSHDA HOME and MI HOME program requirements, maintaining meticulous tenant files and preparing for regulatory monitoring visits.

  • Assist the CFO and Senior Director of Facilities Management in preparing annual operating budgets.

  • Collect rent, monitor delinquent accounts, approve invoices, and recommend annual rent adjustments.

  • Build respectful, positive relationships with residents, addressing concerns promptly and enforcing lease terms fairly.

  • Collaborate with supportive service providers and community agencies to enhance resident success.

  • Maintain strict confidentiality regarding tenant data and records.

Required:

  • Education: High school diploma or GED equivalent.

  • Experience: 3–5 years in residential property management, including at least 2 years specifically in affordable housing (e.g., LIHTC, HOME, HUD Multifamily, Section 8, USDA Rural Development).

  • Skills amp; Abilities:

    • Strong conflict resolution skills, working knowledge of Fair Housing laws, experience with property management software (Yardi, ResMan, etc.), and a passion for working effectively with individuals with disabilities and diverse populations.

    • Proven experience performing income/asset verifications and tenant recertifications.

Preferred:
  • Bachelor’s or Associate degree in Business, Human Services, Public Administration, or a related field.

  • Certified Occupancy Specialist (COS) or property management certification from a recognized housing organization.
