Description

FirstService Residential is seeking an experienced General Manager to oversee operations of a luxury high-rise condominium community in Jersey City. This highly visible leadership role is responsible for the overall administration, financial management, physical operations, governance support, and resident relations of the property.

The successful candidate will possess a strong background in condominium management, demonstrated experience partnering with Boards of Trustees, and the ability to effectively manage building operations, capital projects, vendors, and onsite staff. This individual will serve as a trusted advisor to ownership and the Board while maintaining the highest standards of service, financial stewardship, and operational excellence.

Your Responsibilities:Board & Governance Leadership
  • Serve as the primary liaison between the Board of Trustees, ownership, residents, and management.
  • Provide strategic guidance and recommendations to the Board regarding operations, finances, maintenance, and long-term planning.
  • Prepare Board meeting agendas, management reports, and meeting materials.
  • Attend and facilitate Board and committee meetings.
  • Ensure compliance with governing documents, association policies, and applicable regulations.
Financial Management
  • Lead preparation and administration of annual operating and reserve budgets.
  • Monitor financial performance and provide monthly reporting and analysis.
  • Manage operating expenses while maintaining service and building standards.
  • Assist in reserve planning and funding strategies for future capital needs.
  • Partner with accounting teams, auditors, and legal counsel regarding collections, assessments, and financial matters.
Building Operations & Capital Projects
  • Oversee all aspects of building operations, maintenance, engineering, life-safety systems, and vendor performance.
  • Conduct regular property inspections and implement corrective actions as needed.
  • Manage competitive bidding processes, contract negotiations, and vendor selection.
  • Lead capital improvement projects from planning through execution.
  • Ensure preventative maintenance programs are implemented and maintained.
Resident Relations
  • Foster positive relationships with residents through proactive communication and responsiveness.
  • Manage escalated resident concerns and complex community issues.
  • Promote a professional, service-oriented environment while balancing the interests of the association and homeowners.
Leadership & Team Development
  • Lead, develop, and mentor onsite staff.
  • Establish performance expectations and hold team members accountable.
  • Create a collaborative culture focused on operational excellence and resident satisfaction.
  • Support recruitment, retention, and professional development initiatives.
Skills & Qualifications:Required
  • 7+ years of community association, condominium, co-op, or high-rise residential management experience.
  • Demonstrated experience supporting Boards of Trustees and Board Committees.
  • Strong knowledge of condominium governance, governing documents, and association operations.
  • Experience managing operating budgets, reserve planning, and financial reporting.
  • Experience overseeing major building systems, vendor relationships, and capital projects.
  • Proven leadership experience managing onsite teams.
  • Strong verbal, written, and presentation skills.
Preferred
  • High-rise condominium experience in Jersey City, NYC, or other major urban markets.
  • CMCA, AMS, PCAM, CPM, or similar industry designation.
  • Experience managing communities with significant annual operating budgets and reserve funds.
  • Knowledge of New Jersey condominium regulations and association governance.

What We Offer:

As a full-time exempt associate, you will be eligible for full comprehensive benefits to include your choice of multiple medical plans, dental, and vision. In addition, you will be eligible for time off benefits, paid holidays and a 401k with company match. Occasional travel may be required to attend training and other company functions.

Compensation: $110,000.00 - $130,000.00 annually
