Job Summary

Based out of Kurv’s New Jersey office, the Director of Leasing is responsible for leading leasing strategy and execution across Kurv’s industrial portfolio in New Jersey and the broader Northeast market. This role is focused on maximizing asset performance through proactive leasing efforts, tenant relationships, and market engagement.

The Director of Leasing will oversee all aspects of leasing activity, including LOI and lease negotiations, broker engagement, tenant pipeline management, and coordination with Asset Management, Investments, and Property Management teams. This role plays a critical part in driving revenue, managing lease execution, and positioning Kurv’s portfolio competitively within the region.

  • Leasing Strategy & Execution
    • Lead the negotiation and execution of LOIs and leases across the Northeast portfolio, ensuring alignment with asset ‑ level business plans and financial targets
    • Coordinate with internal teams and external stakeholders to secure approvals from lenders, capital partners, and senior leadership on key lease terms
    • Support development and execution of regional leasing strategies to maximize occupancy, rental rates, and asset value
  • Broker & Tenant Engagement
    • Develop and maintain strong relationships with brokers, tenants, and market participants across the Northeast region
    • Lead broker outreach activities, including property tours, leasing presentations, and targeted marketing efforts
    • Coordinate and participate in industry events, brokerage functions, and networking opportunities to promote Kurv and its projects
  • Maintain and manage leasing pipelines, including tracking active prospects and market activity across the region
  • Ensure accurate and timely leasing data, reporting, and documentation for internal and external stakeholders
  • Partner with Asset Management and Investments teams to support internal reporting and capital partner requirements
  • Cross ‑ Functional Collaboration
    • Work closely with Asset Management to align leasing execution with asset business plans and performance objectives
    • Support regional capital deployment efforts by contributing to investment strategy development, preparing investment memorandums, and partnering with Investments and Asset Management teams to evaluate opportunities, align leasing assumptions with underwriting, and drive execution of approved business plans
    • Coordinate with Property Management teams to ensure successful lease execution and smooth tenant transitions
    • Provide input into quarterly forecast and valuation processes, including market leasing assumptions
    • Support credit analysis efforts through review of tenant financials and lease structures
  • Conduct ongoing market research to monitor leasing trends, competitive positioning, and tenant demand
  • Regularly visit assets and competing properties to maintain a deep understanding of submarket dynamics
  • Provide strategic recommendations to leadership based on market conditions and leasing performance
Qualifications
  • Bachelor’s degree in Real Estate, Business, Finance, or a related field
  • Minimum 5+ years of progressive experience in leasing, asset management, or commercial real estate transactions, with a focus on industrial assets preferred
  • Demonstrated track record of successfully negotiating and executing commercial leases
  • Strong relationships and established presence within the New Jersey / New York industrial real estate market
  • Strong understanding of commercial lease structures and documentation
  • Proven negotiation, analytical, and financial evaluation skills
  • Excellent written, verbal, and presentation abilities
  • Strong organizational skills with the ability to manage multiple transactions simultaneously
