 About the Opportunity
This is an opportunity for an experienced Leasing Manager for an on-site position at a Class A Luxury On-Site Porfolio in New York City. The Leasing Manager will be responsible for the Leasing and Marketing efforts and will drive the performance of their assigned properties. The Leasing Manager must have worked on-site for an owner in a Class A luxury property and have experience with resident relations, retention, CRM, handling a busy influx of leads, and have excellent follow up. A New York Real Estate Salesperson License is required. The successful candidate possesses expert knowledge of rent stabilization laws and leases (not a must, but a plus!)
About the Company
Our client is a Class A multifamily owner/operator/developer with more than 5,000 units throughout Manhattan, Queens, and Brooklyn. As a leader in the NYC real estate landscape, they operate a fully integrated platform, overseeing leasing and marketing entirely in-house.
Responsibilities:
• Leads leasing team to effectively manage activities related to apartment rentals including marketing, leasing, reputation management, and maintaining good customer relations with current residents, prospective residents, and the brokerage community
• Continue to meet with prospective residents, identify their needs, show homes and property amenities, quote established rents and concessions, and strong follow-up
• Execute the tasks necessary to accomplish leasing goals, monitor occupancy of the property, and strategize to meet budgeted goals
• Oversee negotiations and review/approve offers (escalated to Leasing Director as needed)
• Applications: Oversee lease packages and ensure all team members submit for verification in proper form to the verification team
• CRM: Diligently track prospect information to ensure data is complete and accurate.
• . Ensure the team is responding promptly and proactively pursuing leads.
• . Ensure that all marketing reports are properly reporting traffic, agent deals, etc
• Listings: Review, approve, and oversee listings to ensure they are all optimized, accurate, and appropriately rotated
• Monitor competitive market landscape and collect detailed market comparables as directed
• Manage availability sheets and ensure accuracy, including biweekly audits in Yardi to ensure all vacancies are reported
• Ensure the team is updating the turnover report as needed and apartments are shown in good condition. Report issues accordingly
• Work with property management teams to track and maintain renovation reports
• Approve accurate broker commission documentation, before the team submits it to AP
• Interview, onboard, train, and coach new staff and ensure all policies and procedures are followed
• Compile and present monthly reports to senior leadership and discuss market information and trends with the Leasing Director
• Inspect weekly reports and ensure all appropriate data is entered
• Schedule appointments and follow up with all clients
• Assist clients in the application and lease signing process
• Assist with coordinating client move-ins after lease signing
• Post Ads as needed
Qualifications:
• At least 5 years of experience in a similar role
• NYS Real Estate License required
• Bachelor's degree or higher
• Excellent verbal and written communication skills and excellent interpersonal skills
• Amiable demeanor with a focus on exceptional service and effective communication
• Experience with property management and leasing software preferred
• Ability to learn new systems in a changing environment
• Proficient in Microsoft Excel and Word
• Ability to work independently and in a team environment
• Administrative skills with attention to detail
Job Type: Full-time, 5 days a week with at least 1 weekend day
Salary: $60,000 - 65,000 BASE SALARY + commissions = On Target Earnings $130,000-$150,000
