The role supports the Maintenance Supervisor or Community Manager in all aspects of property upkeep, including expense control, preventive maintenance, and compliance with state and federal safety regulations.

Hourly pay range:
$26.00 - $29.00 DOE

  • This position offers the opportunity to earn leasing/renewal bonuses at the assigned property or properties.

What you'll do - Includes but are not limited to:

Maintenance and Repairs

  • Perform general maintenance tasks, including appliance repair, basic electrical, HVAC, plumbing, carpentry, pool maintenance, and custodial work.
  • Maintain the exterior curb appeal of the community and ensure the cleanliness of the grounds.
  • Assist with daily upkeep of pools, spas, laundry rooms, recreation areas, rental offices, restrooms, and other common areas.
  • Ensure apartments are rent-ready within 3-5 days of vacancy.
  • Respond promptly and professionally to tenant service requests, ensuring efficient resolution within 24 hours. Notify the Community Manager and residents of delays caused by part orders or other factors.

Property Inspections

  • Maintain accurate inventory of tools, equipment, and supplies.
  • Use personal protective equipment (e.g., back belts, goggles, dust masks, hard hats, gloves) as instructed and assigned.
  • Conduct inspections and adhere to monthly preventive maintenance directives, including lighting, fire safety, pool/spa, life/safety hazards, and signage checks.
  • Understand the locations of gas, electricity, irrigation, and water shutoffs, as well as sewer cleanouts.

Collaboration and Documentation

  • Assist with move-in and move-out inspections as directed.
  • Monitor and document the status of vacant units.
  • Recommend improvements to methods of operation, safety, and service quality.
  • Suggest changes to working conditions and equipment to enhance efficiency.
  • Perform on-call emergency service as required.
  • Collaborate on special projects such as preventive maintenance of building components or mechanical systems.
  • Adhere to CloudTen Residential's Injury and Illness Prevention Policy and Hazardous Materials Policy. Maintain Material Safety Data Sheets (MSDS) for chemicals used on-site and ensure familiarity with safety precautions.
  • Communicate maintenance problems or safety concerns promptly to Site Management.
  • Represent CloudTen Residential professionally, maintaining a neat appearance and adhering to the company's dress code.

Other Duties and Responsibilities

  • Attend and participate in training seminars as requested.
  • Assist other staff members as needed.
  • Deliver communications to residents as required.
  • Support resident functions and activities.
  • Perform additional duties as assigned.

Qualifications and Experience

  • 1-2 years of hands-on maintenance experience (plumbing, electrical, HVAC, carpentry, painting).
  • A valid driver's license in good standing is required for on call purposes.
  • General computer skills, including operating a mobile device required.
  • Strong attention to detail, organizational, time-management, and problem-solving skills
  • Superior customer service skills including the ability to manage difficult customers and/or situations.
  • Ability to work independently.
  • Ability to work a flexible schedule to include weekends, evenings, and holidays.
  • Ability to maintain a flexible, available schedule to respond promptly and resolve after-hours and weekend emergency maintenance.
