Salary Range: $130,000 - $180,000 (DOE)

Role Summary:

The Head of Asset Management will be responsible for the strategic oversight and management of properties primarily developed by Goodwin Knight, LLC. This executive role requires a seasoned professional with deep expertise in real estate asset management, particularly within the multifamily sector. The successful candidate will drive the financial performance and operational efficiency of the portfolio. This role involves close collaboration with senior leadership, property management teams, and investors to ensure the portfolio meets or exceeds financial targets and strategic goals.


Supervisory Responsibility: Senior Asset Manager, Asset Management Analyst 


Essential Functions/Accountabilities: 

1. Strategic Leadership

  • Develop and implement asset management strategies to maximize the value and performance of the multifamily portfolio.
  • Lead the execution of business plans, including property acquisitions, dispositions, and capital improvements.
  • Provide strategic guidance on market positioning, revenue optimization, and risk management.

2. Financial Analysis and Reporting

  • Oversee the preparation and review of financial reports, including budgets, forecasts, and performance analyses.
  • Monitor portfolio-level financial metrics, including NOI, IRR, and cash flow, ensuring alignment with investor expectations.
  • Present quarterly and annual performance reports to the executive team and investors, highlighting key insights and recommendations.

3. Property Operations

  • Conduct regular property site visits to ensure adherence to operational standards

4. Operations and Process Improvement

  • Identify and implement best practices and innovative approaches to asset management, leveraging technology and data analytics.
  • Monitor lease expirations, renewals, and rent adjustments to optimize rental income, and work with the leasing teams to develop strategies for tenant retention and lease-up campaigns.
  • Continuously assess and improve asset management processes to enhance efficiency and effectiveness.
  • Drive the adoption of new tools and systems to support data-driven decision-making.

5. Market Research and Analysis

  • Develop strategies to mitigate risks, such as economic downturns, regulatory changes, and competitive pressures.
  • Stay informed on market conditions and industry developments to ensure proactive asset management.

6. Investor Relations

  • Serve as the primary point of contact for investors regarding asset performance, strategy, and market conditions.
  • Prepare and deliver presentations to current and prospective investors, providing detailed analysis and insights.
  • Ensure timely and transparent communication with investors, addressing any inquiries or concerns promptly.

7. Acquisitions & Dispositions

  • Collaborate with the development/acquisition team to evaluate potential investment opportunities, conducting due diligence and financial modeling.
  • Lead the asset management team in the execution of property dispositions, ensuring transactions align with the company's financial objectives.
  • Provide input on acquisition strategies, including target markets and asset types.

8. Team Leadership & Development

  • Lead, mentor, and develop the Asset Management team, fostering a culture of excellence and continuous improvement.
  • Set performance goals, conduct regular evaluations, and provide ongoing coaching and support to direct reports.
  • Encourage collaboration across departments to achieve shared goals.

Requirements

Minimum Qualifications:

  • Bachelor's degree in Real Estate, Finance, Business Administration, or a related field; advanced degree preferred.
  • +7 years of experience in real estate asset management, with a strong focus on multifamily properties.
  • Proven track record of driving financial performance and value creation in a large, diverse portfolio.
  • Deep understanding of real estate financial modeling, market analysis, and investment strategies.
  • Strong leadership skills with experience managing and developing teams.
  • Excellent communication and presentation skills, with the ability to engage and influence senior stakeholders and investors.
  • Expert in property management software (e.g., Yardi, RealPage) and advanced Excel skills.
  • Ability to travel to properties and investor meetings as required.
