Job Summary:
Responsible for the day-to-day and overall maintenance of the apartment community under the direction of the Business Manager. This is a full-time, on-site position with a Monday through Friday schedule and requires availability for on-call emergencies.
Key Responsibilities:
  • General Maintenance - Perform minor repairs on appliances, plumbing, electrical fixtures, and household items. Replace damaged flooring, fixtures, locks, and appliances. Handle basic pest control as needed.
  • Painting & Carpentry - Paint apartment interiors and exteriors. Complete light carpentry such as fixing doors, windows, shelving, and floors.
  • Cleaning & Grounds - Help with cleaning apartments and common areas. Sweep, mop, vacuum, remove trash, and clean windows. Pick up trash and maintain landscaping as needed.
  • Apartment Turnovers - Prepare apartments for new residents. Assist with inspections, repairs, and replacements before move-ins. Maintain accurate turnover records.
  • Preventative Maintenance - Perform scheduled equipment maintenance. Inspect units and buildings regularly. Know all utility shut-offs and ensure proper signage and team awareness.
  • Records & Compliance - Keep maintenance records, work orders, inventory logs, and purchase orders. Monitor vendor services and support property standards and safety policies.
  • Resident Support - Provide clear communication during service calls. Help educate residents on appliances, laundry, and basic maintenance through the Resident Education Program.
  • Team Leadership - Supervise and train maintenance staff. Maintain tools and supplies. Lead monthly safety meetings and complete quarterly safety inspections.
  • Team Collaboration - Work with management to schedule inspections, support operations, and attend company training. Participate in emergency on-call rotation including nights, weekends, and holidays.

Additional Compensation:
Many factors go into determining employee pay within the posted range, including business requirements, prior experience, current skills, and geographical location.
In addition to the base salary, this role may be eligible to participate in a bi-weekly, monthly, quarterly, or annual bonus program based on individual and company performance.
