Job description

Description Middleburg seeks a Groundskeeper who will work under the direction of the Service Manager, the Groundskeeper is responsible for performing general maintenance, grounds, and housekeeping services to ensure excellent curb appeal and quality of apartment homes and responding to customer service requests. This position will require the ability to effectively communicate, perform quality work in a safe manner and deliver on our mission of providing exemplary service in accordance with our Mission and Values. Position Overview: Maintenance Services:
  • Perform preventative maintenance, repairs, inspections, and janitorial services per the assigned schedule and according to policies and procedures. Housekeeping and grounds work not to exceed 75% of the time.
  • Be responsible in the utilization of maintenance materials; inform manager of supply needs; keep storage area well organized and locked.
  • Perform refurbishing and renovation of apartments per standards: ensure 75% of vacant apartments are in market-ready condition according to quality standards, 3 to 5-day downtime standard for the preparation of market-ready apartments, and 10-day turn for upgrade units and the "I would live here" test.
  • Daily walk the property for curb appeal, condition, deferred maintenance, and safety issues to meet Inspection Report standards and the "I live here" test.
  • Complete all tasks on time and per company safety policies. Notify the manager of any safety concerns. Participate in safety meetings.
  • May require training to receive additional regulatory and environmental certifications such as lead, asbestos renovations/repairs, HVAC, and CFC I, II, and universal.
  • Responsible for knowledge of property-specific problems such as asbestos.
Customer Service:
  • Complete service requests same day or within 24 hours.
  • Ensure excellent customer service with same day or maximum 24-hour follow up, courteous and professional attitude toward all customers and team members.
  • Available for weekend work, on-call duties, and after-hours emergency service requests, 24 hours per day, 7 days per week.
  • Set an example and take accountability for all your actions on the property.
  • Know and adhere to Mission's values and policies.
  • Maintain neat, clean uniform and professional conduct always, set goals, and perform.
  • Perform other duties as required.
Requirements Desired Knowledge and Experience-
  • 1 year of experience in apartment maintenance or related field.
  • Proficient in basic plumbing, touch-up painting, basic appliance repair, basic electrical, locks, and basic carpentry.
  • Some basic mechanical aptitude and understanding of building materials and tools.
  • Excellent English communication skills, both verbal and written.
  • Basic computer skills in a Windows environment (able to operate a mobile device or PC).
  • High school diploma or equivalent preferred.
  • Knowledge of ladder, dolly, back belt, goggles, gloves, electric snake, reciprocating saw, hand saw, circular saw, table saw, cordless drill, drill press, snow blower, paintbrush, vacuum, shampoo machine, blower, cleaning supplies, and small hand tools.
  • Work Schedule & Location Monday-Friday 8 AM - 5 PM
Physical Requirements:
  • Bending, kneeling, stooping, pushing, and pulling actions are continuous and required.
  • Occasionally requires lifting 75 pounds or less.
  • Frequently requires lifting 25 pounds through the workday.
  • Must be able to walk apartments and grounds including steps frequently.
  • Able to climb ladders over 10 feet.
  • Ability to read gauges and understand documents such as policy manuals, safety rules, operating and maintenance instructions, and procedure manuals.
