Job description

Position Summary:

The Sr. Project Manager, Capital Projects, provides leadership and coordination of all project phases for deferred maintenance and value-add investment projects to the apartment portfolio, from initial concept to construction completion. This position collaborates with key relevant stakeholders on scoping, budgeting, underwriting, capital approval, scheduling, and project delivery.

Key Responsibilities:
  • Manages all phases of assigned capital projects to ensure timely completion consistent with the scope and within budget. Ensures the project is executed according to plan in partnership with the construction management and QA/QC teams. Implements key departmental processes at the project level and participates in routine process refinement.
  • Develops and maintains, directly or in partnership with key relevant stakeholders, all project documents including, but not limited to, project plans, scopes of work, specifications, and other related project documents from schematic design (SD) through construction documents (CD).
  • Create and maintain detailed project schedules, tracking progress against key milestones and ensuring deadlines are met to keep projects on time and aligned with overall objectives.
  • Oversees bid package fulfillment and collaborates on bidder selection, responses to RFIs, bid reviews, and pricing. Review long lead materials and procurement strategy to expedite scheduling. Review General Contractor bids and lead the development of value engineering strategies when necessary.
  • Creates and maintains, directly or in partnership with key relevant stakeholders, the project budgets and capital requests. Tracks and reports on budget process in coordination with the finance and construction administration department.
  • Manages project plan check and approvals through governing agencies; obtains key relevant stakeholder approvals, and coordinates with consultants, internal design, and construction teams to review project submittals, shop drawings, and RFI's for project design conformance.
  • Coordinate with consultants and team members to prepare exhibits for leadership presentations.; Coordinate and deliver presentations and routine updates for the senior executive team.
Additional Skills:
  • Proficient in reading and understanding construction documents (plans and specifications.)
  • Proficient in Microsoft Office (Outlook, Word & Excel) and/or Google Suite plus scheduling and other project management software. 
Preferred Education:
  • Bachelor Degree and/or equivalent experience in Project Management of multi-family renovation projects.     
Preferred Years of Relevant Work Experience:
  • Five plus years of related multi-family development or project management. Ability and experience working with Architects, Landscape Architects, Engineers, Interior Designers and Contractors on small and large scale projects.
Additional Requirements:
  • Valid California driver’s license; Maintain continuous vehicle liability insurance as required by state law. (This role requires the regular and frequent operation of a vehicle, as defined in the Company’s MVR policy, and is part of the essential duties of this position.)

 Compensation:

Base Pay Range: $121,700.00 - $167,000.00

Actual placement within this range may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
