Job description

The Construction Draw & Budget Administration Manager will lead the Construction Administration team in overseeing budget tracking and draw management for DLP Construction Management and Lending projects. They will collaborate closely with the Development, Construction, and Lending teams to establish, implement, and enforce standardized procedures for cost monitoring, budget change management, and compliance. Ultimately, the primary focus will be driving efficient project setups, ensuring process compliance, and delivering accurate reporting across all respective departments.
What you have already achieved: (Requirements)
  • 5+ years Construction Administration experience
  • 5+ years of Construction Accounting experience
  • Excellent with computer work including programs like Google Drive, Gmail, SAGE, Google Sheets & Google docs or the equivalent.
  • Familiarity with large complex multifamily project processes and operations.
  • Communicate effectively in a respectful, positive manner both in writing and verbally.

What you are great at: (Responsibilities)
  • Project & Budget Management: Oversee the initial setup of project budgets in construction and lending budget software(s), ensuring accuracy from the start. You will collaborate with the Development and Construction teams to create and maintain initial project workbooks, conducting regular audits to ensure budget change management and contract tracking are 100% accurate.
  • Draw & Compliance Management: Lead the draw review process, verifying compliance with insurance requirements, permits, passed inspections, and lien waivers. You will also process complex draws related to internal jobs, JV partnerships, and large borrowers.
  • Financial Operations & Reporting: Reconcile all construction spending in collaboration with the Accounting department. You will ensure that developer fees, GC fees, and General Conditions are reported accurately, while also collaborating with Underwriting and Asset Management to account for Land Acquisition, Financing, and Marketing budgets. Additionally, you will manage invoicing, entity budgets, and taxes for associated construction entities.
  • Pipeline & Loan Administration: Maintain the development pipeline, tracking pertinent project data such as JV and operating agreements, project status, and sources of funds. You will assist with external loan setups and hand-off calls to the Draws team.
  • Leadership & Team Performance: Prepare pertinent team meeting agenda topics, generate quarterly fund reporting, and drive team performance utilizing internal proprietary software.
