Job Description
Brookfield is seeking an Associate to Join the Brookfield Housing team, based in New York City, to support investment / portfolio management activities in the alternative housing space, including Manufactured Housing and Student Housing. The global housing portfolio also contains premier assets in North America, Europe, Asia, Australia, and Brazil. This is an opportunity to join an experienced team responsible for one of Brookfield's largest real estate sector portfolios.
This team seeks to maximize asset value in each asset through leasing, redevelopment of existing housing, or in some cases through the addition of mixed-use components. This team is principally responsible for overseeing the work of real estate managers and operating teams in the execution of investment business plans. Strategic decision-making - such as financing, capital investments, development / redevelopment, hold-sell, business plan decisions, etc. - are the purview of this team of portfolio managers. Collaboration with leasing, development, finance, tax, compliance, legal etc. is required to monitor investments to ensure business plan and strategy objectives are being met.
This opportunity encompasses the strategic oversight of Brookfield's real estate investments. The new Associate will support the portfolio management team on the North American Housing business, focused primarily on student housing assets, manufactured housing, and other alternative housing assets, in the role outlined below.
Key Accountabilities
  • Ongoing and ad-hoc financial analysis in support of making value maximizing capital decisions across the portfolio (i.e. capital, development, redevelopment, hold-sell, financing)
  • Liaise with real estate management and operating teams to monitor investments and ensure strategic goals are met; including asset management, finance, tax, compliance, legal and business operations (ESG, innovation, health & safety, and security)
  • Create, maintain and improve highly functional and detailed investment models and valuation models
  • Think strategically about investment performance, including monitoring, updating, and explaining asset performances. Respond to emerging trends in operating results and identify opportunities to add value
  • Lead necessary research to support business plans and decision making
  • Assist in relationship management with operators, JV partners and investors
  • Support joint venture governance and reporting obligations to institutional co-investment partners, including JV-level financial reporting and coordination of partner information requests
  • Track and update status of business objectives for each property/portfolio
  • Assist preparing and reviewing monthly, quarterly and annual reporting of the portfolio including valuations, reforecasting and business planning
  • Monthly review of operating statements and financials
  • Assist with asset and portfolio dispositions and financings
  • Other responsibilities include performing complex financial and sensitivity analyses, conducting market research, writing investment committee memorandums and presenting investment recommendations

Candidate Profile
  • Bachelor's degree in accounting, finance, business, real estate, or related area
  • At least 2-3 years of experience in real estate asset management and/or real estate portfolio management - Student or Manufactured Housing experience a plus
  • Experience working with third-party property management platforms in an institutional real estate context a plus
  • Expert proficiency in Microsoft Excel and working knowledge of Argus
  • Exceptional analytical, financial modelling and valuation skills
  • Excellent interpersonal and communication skills
  • Attention to detail and ability to learn quickly
  • Reliable, diligent, and hard working with capability to thrive in a quick-paced environment

Salary Range: $130k - $150k
Our compensation structure is comprised of a base salary and a short-term incentive program (cash bonus). Cash compensation tends to vary based on geography to account for local market conditions and is set to be market competitive. Compensation decisions are based on a number of factors including relative experience, overall years of experience, industry experience, education and designations.
