What does a general contractor project manager do?

A General Contractor Project Manager oversees construction projects from start to finish, ensuring they are completed on time, within budget, and according to specifications. They coordinate between clients, subcontractors, and suppliers, manage schedules, and handle any issues that arise on site. Their responsibilities include budgeting, contract negotiation, safety compliance, and quality control. Effective communication and strong organizational skills are essential for this role.

Exceptional communication, leadership, and problem-solving abilities help you effectively manage teams and coordinate with clients and subcontractors. These skills ensure projects are completed safely, on time, and within budget, which is crucial for client satisfaction and business success.

Job description

About Us

Atkinson Construction (ACL) is a employee-owned general contractor headquartered in St. Albert, Alberta, delivering construction projects across more than 30 Alberta communities. As an ESOP company, our people share directly in the success they help build.

Position Overview

We're looking for a detail-oriented Project Coordinator to join our team in a hybrid role. Roughly half your time will be spent coordinating active construction projects, and the other half supporting our Estimating team as a Quantity Surveyor - preparing cost estimates, take-offs, and bid packages. This is a great opportunity for someone who wants well-rounded exposure to both project execution in the field and the cost/estimating side of construction.

Key Responsibilities

Project Coordination (~50%)

  • Submit applications for development and building permits; apply for temporary and permanent services (gas, power, Telus, water, sewer)
  • Collaborate with Engineering, Estimating, and Design teams to create and manage project documents; set up and provide documents to Site Supervisors
  • Coordinate with accounting/management to set up proper site insurance prior to project commencement
  • Assist in hiring trade contractors and reviewing shop drawings
  • Support driving projects forward to meet deadlines, performance, and quality goals
  • Issue and manage change orders to trades and owners as required
  • Order materials and coordinate with Supervisors for onsite delivery
  • Arrange meetings on project design and drawing details to foresee potential problems
  • Help oversee work done by sub-trades and ACL staff during site visits
  • Assist in setting up project billing documents and updating progress claims
  • Support ACL Safety in ensuring compliance with safety regulations and maintaining site records
  • Act as an office contact; keep in touch with ACL Safety, update contact sheets, and maintain project binders

Quantity Surveying / Estimating Support (~50%)

  • Source projects to bid through local associations and online bidding sites
  • Work closely with estimators, architects, engineers, contractors, and suppliers in preparing cost estimates
  • Interpret architectural and engineering plans to estimate material quantities and project costs
  • Develop and maintain "Take-Off Lists" outlining required project components
  • Conduct cost analysis and risk assessments for project feasibility
  • Track changes in project design to evaluate cost implications and assist in preparing major change orders
  • Support the preparation and processing of initial project estimates
  • Send quote requests to subcontractors and suppliers to obtain competitive bids
  • Review and document project addenda and note adjustments affecting cost
  • Participate in site visits to assess project conditions, verify material quantities, and gain field experience
  • Assist in developing cost reports, project budgets, and financial forecasts
  • Utilize estimating software and digital tools to improve accuracy and efficiency

What You Bring

  • Strong analytical and logical thinking skills, with excellent numerical accuracy and attention to detail
  • Strong written and oral communication skills, with the ability to work effectively with project stakeholders
  • High level of organizational skills to manage multiple aspects of construction projects
  • Basic understanding of construction processes and the ability to read blueprints
  • Ability to work independently and as part of a team
  • Competency with Microsoft Office and estimating/cost-analysis software, with a willingness to learn new systems
  • Flexible and adaptable, capable of working in a dynamic environment

What We Offer

  • The opportunity to be an owner - Atkinson Construction is an employee-owned through our ESOP
  • Well-rounded experience spanning both project coordination and cost estimating
  • The chance to work on a wide range of projects throughout Alberta

Reports to: Project Manager / Owner, with dotted-line support to the Estimating team
