Commercial Construction Project Manager

Location: Portland, Oregon

Employment Type: Full-Time

Position Overview

We are seeking an experienced Commercial Construction Project Manager to join a leading general contractor in the Portland market. This individual will be responsible for managing commercial construction projects from preconstruction through completion, while overseeing project financials, schedules, subcontractor relationships, client communication, and overall project execution.

The ideal candidate will have a strong background with a commercial general contractor and experience managing ground-up or major renovation projects across sectors such as office, retail, hospitality, healthcare, higher education, mixed-use, industrial, or other complex commercial construction.

Key Responsibilities

  • Manage commercial construction projects from preconstruction through closeout.
  • Develop and maintain project schedules, budgets, buyout plans, and overall project execution strategies.
  • Provide leadership and direction to Project Engineers, Assistant Project Managers, Superintendents, and other project team members.
  • Manage subcontractor procurement, scopes of work, contracts, change orders, and performance.
  • Review project plans, specifications, submittals, RFIs, and other construction documents.
  • Work closely with the Superintendent to coordinate field operations and ensure projects remain on schedule and within budget.
  • Maintain strong relationships with owners, architects, consultants, subcontractors, and vendors.
  • Lead regular project meetings and provide clear communication regarding project status, schedule, budget, and potential issues.
  • Track project financial performance, including cost forecasts, commitments, billing, and profitability.
  • Identify and mitigate project risks throughout construction.
  • Manage change orders and assist with contract negotiations.
  • Ensure projects comply with quality, safety, and contractual requirements.
  • Oversee project closeout, punch list completion, documentation, and turnover to the client.

Qualifications

  • 5+ years of construction project management experience with a commercial general contractor.
  • Proven experience managing commercial construction projects from start to finish.
  • Experience managing projects ranging from approximately $10M–$100M+ preferred.
  • Strong understanding of construction means and methods, contracts, scheduling, estimating, and project financials.
  • Ability to read and interpret architectural, structural, and MEP drawings.
  • Strong subcontractor and vendor management skills.
  • Excellent communication, organization, and leadership abilities.
  • Proficiency with construction project management software and Microsoft Office.
  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred, but equivalent construction experience will be considered.
