General Contractor Project Manager information

What does a general contractor project manager do?

A General Contractor Project Manager oversees construction projects from start to finish, ensuring they are completed on time, within budget, and according to specifications. They coordinate between clients, subcontractors, and suppliers, manage schedules, and handle any issues that arise on site. Their responsibilities include budgeting, contract negotiation, safety compliance, and quality control. Effective communication and strong organizational skills are essential for this role.

What are the key skills and qualifications needed to thrive as a general contractor project manager?

To thrive as a General Contractor Project Manager, you need strong project management skills, a background in construction, and typically a bachelor's degree in construction management or a related field. Familiarity with project management software (e.g., Procore, MS Project), budgeting tools, and relevant certifications like PMP or OSHA are often required. Exceptional communication, leadership, and problem-solving abilities help you effectively manage teams and coordinate with clients and subcontractors. These skills ensure projects are completed safely, on time, and within budget, which is crucial for client satisfaction and business success.

How does a general contractor project manager typically coordinate with subcontractors and suppliers during a construction project?

A General Contractor Project Manager acts as the central point of communication between the client, subcontractors, and suppliers. They schedule and oversee subcontractor work, ensuring tasks are completed on time and meet quality standards. The PM also manages procurement and delivery of materials, resolves scheduling conflicts, and ensures compliance with safety and regulatory requirements. Maintaining strong relationships and clear communication is key to keeping projects on track and within budget.

What is the difference between General Contractor Project Manager vs Construction Supervisor?

AspectGeneral Contractor Project ManagerConstruction Supervisor
CredentialsOften requires a bachelor’s degree in construction management or related field, with certifications like PMP or CCMTypically has relevant experience; certifications are less common but may include OSHA or site-specific training
Work EnvironmentOversees multiple projects, manages teams, and coordinates with clients and subcontractorsSupervises daily on-site construction activities, ensuring safety and quality
Employer & Industry UsageEmployed by general contracting firms, construction companies, or as independent consultantsEmployed directly by construction firms or subcontractors, working on specific sites

While both roles are vital in construction projects, the General Contractor Project Manager focuses on overall project coordination, budgeting, and client communication, whereas the Construction Supervisor handles on-site supervision and daily operations. Understanding these differences helps in choosing the right career path or hiring the appropriate professional for your project.

Job description

Project Manager – Major Institutional Construction

Confidential Search

Blackridge Search Group has been engaged on a confidential search for a Senior Project Manager to lead a major ground-up institutional construction project in Southwestern Ontario.

This is a senior delivery role for an experienced General Contractor-side Project Manager who has personally managed complex ICI projects from preconstruction through closeout and understands how to lead both the commercial and field execution sides of a build.

The project is a major new institutional facility of approximately 128,000+ sq. ft., with a construction value in the range of $50M.

This is not a project administration role.

The successful candidate will be expected to take ownership of the entire project, including the site team, subcontractor performance, schedule, budget, contracts, consultant coordination, constructability, risk and overall delivery.

The Role

You will lead the project from the General Contractor side and be accountable for overall execution.

That includes:

  • Leading the project team, including the Site Superintendent and project support staff.
  • Managing the overall construction schedule and key milestones.
  • Driving subcontractor and trade coordination.
  • Managing project budgets, forecasting, cost control and financial performance.
  • Administering contracts, change orders and commercial documentation.
  • Working closely with consultants, ownership and key project stakeholders.
  • Reviewing drawings and resolving design and constructability issues before they impact the field.
  • Identifying execution risks early and driving practical solutions.
  • Supporting procurement, tendering and subcontractor selection as required.
  • Leading project meetings and maintaining accountability across the project team.
  • Managing project closeout, deficiencies and turnover.

What We Are Looking For

This search is specifically targeted toward candidates with substantial General Contractor Project Management experience.

You should bring:

  • Proven experience as a Project Manager or Senior Project Manager with a General Contractor.
  • Strong experience delivering large, ground-up ICI construction projects.
  • Experience with institutional, educational, healthcare or other complex public-sector construction is highly desirable.
  • Demonstrated ownership of projects from preconstruction through completion.
  • Strong understanding of construction methodology and constructability.
  • Experience managing and directing a Site Superintendent and broader project team.
  • Strong contract administration, scheduling, budgeting and cost-control capability.
  • Experience coordinating consultants, subcontractors, owners and other stakeholders.
  • Strong commercial judgment and the ability to make sound decisions under pressure.
  • The ability to clearly explain how you have solved complex construction and field-execution problems.

A construction-related degree, diploma or professional designation is an asset.

What Will Make Someone Stand Out

The strongest candidates will be able to clearly talk through:

  • A major project they personally led from the GC side.
  • The size, value and complexity of that project.
  • How they managed the Site Superintendent and field team.
  • A significant constructability issue they identified and resolved.
  • How they protected schedule and budget when a project started to drift.
  • How they handled challenging consultants, owners or subcontractors.
  • What decisions they personally owned versus what others on the team handled.

We are looking for someone who can demonstrate real construction judgment, not simply strong administration.

Work Arrangement

The role offers flexibility for the right candidate.

Depending on experience and location, the position may be structured as:

  • Hybrid
  • Remote within Ontario with occassional site travel

Occassional travel to the project site in the Grey-Bruce region will be required, with site presence expected at least weekly and more frequently when project demands require it.

Compensation

Compensation is expected to be competitive for the seniority of the role, with a base salary potentially reaching approximately $150,000, plus additional incentive and benefit components.

Final compensation will depend on the candidate’s experience and fit.
