About the Role
Arbors Management has been a leader in Property Management and Real Estate since 1982, proudly serving communities in western Pennsylvania, West Virginia, and Ohio. We are seeking a full-time, onsite Property Manager in Charleston, WV to oversee daily operations, building financials, tenant relations, and maintenance staff for a HUD/Section 8 community. The building is a 208 unit high-rise for elderly and disabled tenants.

Key Responsibilities
  • Leasing & Compliance: Process applications, maintain waiting lists, market vacancies, and complete HUD annual/interim recertifications.
  • Daily Operations: Collect rent, log/dispatch maintenance requests, conduct unit/grounds inspections, and manage electronic filing.
  • Tenant & Legal Relations: Handle tenant issues, enforce lease terms, issue notices, and represent property at Magistrate court when necessary.
  • Financial & Regulatory: Manage property budgets, report to Regional Management, and implement HUD rule updates.
Qualifications
  • Experience: HUD / Section 8 experience strongly preferred.
  • Skills: Proficient with computers/software, comfortable conducting physical property walks, strong budget management, and excellent public-facing communication skills.
  • Licensing: PA Real Estate License (or ability to obtain within 1 year).
  • Transportation: Valid driver's license and reliable transportation .
  • Screenings: Capable of passing a criminal background check and drug screen.

Salary Description
$55,000 + based on experience
