Job description

Since its founding in 1992, Edgewood Properties has established itself as a leading real estate development and property management company.

Given ongoing construction and development plans, our current apartment portfolio of 6,000 plus units is expected to double in the next couple of years and rise to over 12,000 units in the next five years.

the timing is ideal for qualified candidates to come on-board. 

We're currently seeking a Black Seal Boiler Operator for our multi-family portfolio of properties. 

Candidate will work full-time at Brookside Commons, located in Somerville, NJ. 

Position Overview

We are seeking a skilled and reliable Black Seal Boiler Operator to join our facilities team.

This full-time position requires hands-on experience with low-pressure boilers, as well as a working knowledge of sump pumps and water heater installations.

The ideal candidate will also participate in an on-call rotation for emergency response outside of regular working hours.

Essential Job Functions
  • Operate, maintain, and troubleshoot low-pressure steam and hot water boilers in compliance with state and local codes.
  • Conduct routine inspections, diagnostics, and preventive maintenance on boiler systems, burners, and associated controls.
  • Monitor boiler readings, maintain logs, and ensure optimal performance and energy efficiency.
  • Install, service, and repair water heaters (gas and electric) as needed.
  • Maintain, troubleshoot, and replace sump pumps, including float switches, check valves, and discharge piping.
  • Perform water treatment testing and adjust chemical feed systems to maintain proper water quality.
  • Respond promptly to emergency calls and troubleshoot mechanical, plumbing, and heating issues during on-call hours.
  • Ensure compliance with Black Seal Low Pressure Boiler Operator licensing requirements and safety standards.
  • Assist with general facility maintenance as directed, including light plumbing, electrical, and HVAC support.
  • Maintain accurate maintenance logs and submit reports to management.
  • Must be available for on-call emergencies, including evenings, weekends, and holidays (as scheduled)

QualificationsEducation
  • High School diploma or equivalent (GED).
Experience
  • HVAC or plumbing certification
  • Experience in a healthcare, commercial, or residential facility environment
  • Familiarity with building management systems (BMS) or computerized maintenance management systems (CMMS)
Skills
  • Ability to read and write English as demonstrated by clear and concise written and verbal communications. Demonstrated ability to create and deliver group presentations on property related subject matter and to write reports in a clear, concise form.
  • Ability to perform basic arithmetic skills such as measurement, addition, subtraction, multiplication and division in order to do basic calculations and analysis such as estimating, determining averages and percentages.
  • Ability to frequently operate general office equipment such as, but not limited to, personal computer, telephone, photocopying machine, facsimile machine and postage machine.
  • Ability to frequently use general maintenance tools, supplies and equipment such as, but not limited to, hand tools, pressure washers, blowers, paint equipment, pool chemicals, ice removal equipment, ladders, freon recovery units, landscaping equipment, sandblasters, and safety equipment.
  • Ability to frequently transport up to 60 pounds variable distances, the mobility and flexibility to use required equipment and to access and work in confined spaces or at heights in excess of 8 – 9 feet.
  • Ability to frequently operate motorized vehicles such as, but not limited to, a car, truck, van or golf cart.
  • Ability to frequently stand, walk, stoop, kneel, crouch to crawl, and climb (stairs, ladders, etc.).
Licenses/Certifications
  • Valid Black Seal Low Pressure Boiler Operator License (New Jersey or applicable state)
  • Minimum 3 years of experience operating and maintaining low-pressure boilers
  • Hands-on experience with sump pump systems and water heater installation/repair
  • Ability to read and interpret technical manuals, blueprints, and schematics
  • Strong understanding of safety regulations, codes, and emergency procedures
  • Valid driver’s license and reliable transportation
  • Ability to work independently and as part of a team
  • Must be available for on-call emergencies, including evenings, weekends, and holidays (as scheduled)

  • Participate in the Emergency On-Call rotation for the property.
  • Live within 45 minutes’ drive of the community.
  • Your schedule will be based on the business needs and is subject to change at any time.
  • May be asked to perform the work of a Maintenance Technician I / II / III.
