Professional Conduct

  • Use respectful and appropriate language when interacting with residents, employees, or individuals conducting business with the association.
  • Be courteous and professional with everyone.
  • Avoid engaging in arguments with staff, residents, or outside vendors.
  • Communicate effectively with lead maintenance and management regarding any needs or changes required to ensure tasks are completed safely, thoroughly, and correctly.
  • Maintain a professional appearance, including a clean shirt, clean pants, combed hair, clean-shaven face, and well-maintained uniform and equipment.
  • Arrive on time or early for scheduled shifts.
  • Follow through on assigned tasks with diligence and consistency.
  • Adhere to House Rules and report any incidents or violations to management and/or security.

Administrative Responsibilities

  • Understand and adhere to the House Rules and the Employee Policy Manual.
  • Maintain a clean, organized work environment.
  • Complete the Daily Maintenance Job List & Log Form, as well as any other assigned special tasks.

Work Skills

  • Perform basic clean-up tasks using the appropriate equipment and tools (e.g., vacuum, buffer).
  • Demonstrate the ability to learn and apply basic knowledge of lighting, carpentry, plumbing, masonry, painting, and some mechanical work.
  • Keep job areas clean and safe while performing duties.
