$73K - $99K/yr

Full-time

Posted 18 days ago

Key responsibilities

  • Conduct seller consultations and convert leads to signed listings

  • Deliver accurate comparative market analyses and pricing strategies

  • Manage the listing process from signed agreement through close

Job description

"You Know How to List. We Have the Sellers."

Most listing specialists spend the majority of their time chasing sellers - calling expireds, door knocking, begging for referrals from their sphere.

They have the skills to win listings and close transactions.

What they do not have is a consistent pipeline of seller leads that did not come from cold prospecting.

On the Mandie McMillan Team at RE/MAX Coastal, that problem is solved. Our behavioral lead platform tracks homeowner activity online and surfaces seller leads in real time, people who are actively researching their home value, comparing agents, and getting ready to list.

You spend your time winning listings and serving sellers, not hunting for them.

You bring the listing expertise. We bring the sellers.

Why RE/MAX Coastal - and Why It Matters for Listings

Sellers care about brand trust before they ever meet you.

When a homeowner is deciding which agent to call, the RE/MAX name creates immediate credibility - one of the most recognized real estate brands in the world, with a track record sellers recognize and trust.

At RE/MAX Coastal, Mandie McMillan has built a team specifically designed to remove the overhead that keeps listing agents from focusing on sellers.

Desk fees are absorbed by the team. All marketing, signage, listing materials, and back-office support are provided.

You pay only the standard industry dues you would pay at any brokerage.

The brand. Without the fees people assume come with it.

About Mandie McMillan

Mandie McMillan is the Team Lead and Broker/Owner of RE/MAX Coastal, with 26 years of experience exclusively in the Galveston County and Houston Bay Area markets.

She has navigated this coastal market through multiple cycles, across every price point, and in every neighborhood from Dickinson to League City to the waterfront communities on the bay.

Your coaching comes directly from her - not a junior team member running scripts.

Pricing strategy, seller psychology, staging guidance, offer negotiation, built from 26 years of doing it in this exact market.

What This Role Does

- Conduct seller consultations and convert leads to signed listings

- Deliver accurate comparative market analyses and pricing strategies

- Guide sellers through preparation, staging, and pre-listing positioning

- Manage the listing process from signed agreement through close

- Negotiate offers on behalf of sellers to maximize net proceeds

- Maintain active seller pipeline and client records in team CRM

- Participate in weekly coaching sessions, team trainings, and accountability calls

- Track all activity and lead follow-up in team technology platform

What the Team Provides - All Agent Expenses Covered

- Seller leads delivered through our behavioral tracking platform - people actively researching their home value right now

- Back-office transaction support - paperwork handled so you stay in front of sellers

- Direct mentorship from Mandie McMillan, Broker/Owner, 26 years in Galveston County and Bay Area

- Weekly 1-on-1 coaching plus team accountability calls

- CRM and listing technology - fully provided

What You Pay - Standard Industry Dues Required Everywhere

- MLS dues

- Realtor association dues

- Showing service

- Simple Annual Brand Fee

- Low monthly management fee

Your Lead Flow

Our lead platform does not work like most lead sources you have tried. It does not scrape form fills or serve ads to anyone who clicked once. It tracks genuine seller behavior online - homeowners researching their home value, comparing agent reviews, visiting listing sites, and signaling intent to move.

When that behavior crosses a threshold, you receive a real-time alert. The seller you are reaching is not a cold name on a list - they are someone who has been actively researching this market. The first conversation is warm, not cold.

Automated follow-up keeps relationships active between your conversations. Market updates, home value reports, and re-engagement sequences run in the background so your pipeline does not depend entirely on manual follow-through.

What You Will Build Here

A seller pipeline that does not depend on cold prospecting. Listing expertise in one of the most specialized coastal markets in Texas - waterfront properties, flood zone pricing, vacation homes, investment properties. A reputation that compounds, because every listing you close becomes a referral source. A business that runs on systems, not hustle.

You Are the Right Fit If You Are...

- Active Texas Real Estate License (required)

- 3+ years of real estate sales experience with listing transaction history

- Skilled at seller consultations, CMAs, and pricing conversations

- A strong communicator - written, verbal, and in the room with a seller

- Coachable and systems-driven - willing to follow a proven listing process

- Organized and able to manage multiple active listings simultaneously

- Motivated by production goals, not referral convenience

- Genuinely committed to serving sellers through the full listing experience

Compensation and Schedule

Full-Time | Commission | $60,000 - $160,000/year based on production

Self-determined schedule | Monday-Friday + weekend availability for seller appointments
