Job Summary
This position will act as the key individual responsible for executing complex commercial real estate transactions, including lease negotiations, acquisitions and dispositions across their region for a growing global data center company. Focus will be on activities relating to management of an existing portfolio of data center properties and site acquisitions related to new development opportunities.
Responsibilities
Lease Management
  • Leads complex lease negotiations for new sites, renewals, expansions, contractions and other portfolio initiatives
  • Analyzes real estate leases, including evaluating and reading lease language and understanding impact to value of real estate
  • Conducts or directs due diligence efforts for real estate transactions
  • Serves as the primary commercial contact with landlords and counterparties, driving favorable business outcomes while balancing long-term strategic objectives

Inventory Planning and Capex Forecasting
  • Supports real estate transactions through financial analysis and valuation methods, including discounted cash flow modeling using the standard suite of Microsoft Office and/or Argus
  • Conducts research on real estate and data center market in various metros
  • Compares and analyzes market transactions for valuation purposes
  • Reviews near and long-term capacity plans and maintains an inventory roadmap for each metro
  • Develops real estate strategy for each metro and supports capex forecast on planned developments

Real Estate Acquisition
  • Support and eventually lead commercial negotiations for asset acquisitions and strategic real estate transactions
  • Project manages implementation of multiple site searches, ranging in scale from small offices to large data center buildings and greenfield sites
  • Manages vendors and advisors in order to meet site selection requirements and review all due diligence materials
  • Responsible for program delivery of multiple related projects required for a specific business functional strategy

Permitting
  • Coordinates land and power permitting approvals with local authorities to support development of data centers

Asset Review
  • Supports execution of asset management strategies including expansion, contraction, disposition and reconfiguration of properties

Project and Program Management
  • Develops and manages project plans, timelines, risks and deliverables across multiple real estate initiatives
  • Prepares executive-ready analyses and presentation materials to support capital allocation and real estate investment decisions

Stakeholder Management
  • Owns relationships with landlords, brokers and external partners throughout lease transaction negotiations
  • Interfaces with internal operations colleagues to assess real estate needs and evaluate requests
  • Manages real estate transaction reviews with internal and external legal counsel
  • Conducts real estate related cross-functional projects with internal and external colleagues

Qualifications
  • Bachelor's degree in real estate, Finance, or Accounting required
  • 5+ years of experience at a data center company, national brokerage firm, investment bank or real estate investment firm preferred
  • Demonstrated responsibility for negotiating leases, acquisitions or dispositions
  • Real Estate License preferred

The targeted pay range for this position in the following location is / locations are:
United States - Dallas Infomart Office DAI : 118,000 - 176,000 USD / Annual
