Job description

Towner Management is seeking a Property Manager to oversee the day to day operations of assigned residential properties. This role is responsible for supporting residents, maintaining strong property performance, and ensuring properties are well maintained and operating smoothly. Property Managers report to the Regional Manager and work closely with maintenance and site staff.

The Property Manager supports leasing and occupancy efforts, works with residents and applicants, and helps ensure rent is collected and records are maintained accurately. The role responds to resident concerns, supports inspections and compliance activities, and helps maintain the overall condition of the properties.

Property Managers collaborate with maintenance staff to address repair needs, support unit turnovers, and identify larger maintenance or improvement needs. The role also reviews property activity and performance using property management systems and communicates updates or issues to leadership as needed.

This is an full-time, exempt role working five days per week onsite from 8:30 a.m. to 5:00 p.m. at assigned property locations. The position requires the ability to move throughout the property, including accessing multiple floors, basements, and attics where accessible. A valid Maryland Driver’s License, access to a properly licensed vehicle, and a satisfactory driving record are required.

  • High school diploma or equivalent required. Relevant property management or related experience may be considered in lieu of formal education
  • Experience supporting or managing residential properties or similar operational environments
  • Strong customer service and communication skills with residents, applicants, and team members
  • Ability to stay organized, manage competing priorities, and follow through on daily tasks
  • Comfort working with property management systems and basic computer applications
  • A hands on, problem solving approach and willingness to be present at the property
  • Experience supervising or leading staff, or the ability to step into a supervisory role
  • Ability to prepare and review regular operational and performance reports related to vacancies, rent collection, property conditions, and maintenance activity
  • Comfort discussing property performance and operational updates with management
  • Ability to ensure timely compliance with regulatory requirements, including tenant files, income certifications, lease renewals, Section 8 forms and contracts, and related documentation
  • Valid Maryland Driver’s License, access to a properly licensed vehicle, and a satisfactory driving record
  • Ability to move throughout the property, including accessing multiple floors, basements, and attics where accessible

Work Environment:

  • Primarily on site at residential properties with time spent both indoors and outdoors
  • Regular interaction with residents, applicants, vendors, and property staff
  • Active role requiring movement throughout the property, including stairs and common areas
  • Office work performed in a property management or leasing office setting
  • Occasional exposure to varying weather conditions, noise levels, and maintenance activities
