Wood Framing Estimator & Lumber Take Off Key Responsibilities & Success Metrics

Key Responsibility #1: Analyze architectural and structural plan sets to determine material quantities (lumber lists), labor needs, and overall job costs for multi-family and large-scale projects. Accurately translate drawings into financial estimates.

Success Metric: Ensure lumber take-offs are completed with less than +/- 2.5% material quantity error and final job cost is within +/- 2.5% of the initial estimate.


Key Responsibility #2: Use strong spatial reasoning and framing knowledge to interpret design documents and convert them into practical framing plans and incorporating value engineering. Identify gaps in plans and coordinate clarifications as needed.

Success Metric: 98% of design ambiguities are identified and resolved prior to the start of the project to prevent delays or conflicts.


Key Responsibility #3: Maintain accurate project information, documentation, and change orders within Foundation, our ERP system. Participate in coordination efforts with general contractors, subcontractors, and internal team members when required.

Success Metric: 100% of project information is documented accurately in the ERP system within two business days of receiving it.


Key Responsibility #4: Operate as a flexible, multi-skilled team member capable of performing at least two core functions (wood framing/rough carpentry, estimating, lumber take-offs, and/or configure detailed framing plans). Jump in wherever needed, work independently, and adapt quickly within a small, collaborative team.

Success Metric: Step in to support other team members during workload spikes with zero missed deadlines.
