The role can offer flexible hours and commission-based pay, but income stability varies and may depend on experience and location.

What is the difference between Floating Leasing Agent vs Leasing Consultant?

Search/Comparison IntentUnderstanding flexible leasing roles across propertiesFocus on specific property leasing

Both Floating Leasing Agents and Leasing Consultants typically require similar credentials and work in property management environments. The key difference is that Floating Leasing Agents work across multiple properties, offering flexibility, while Leasing Consultants usually focus on a single property or community. This distinction influences their daily responsibilities and employer expectations.

What are Floating Leasing Agents?

Floating Leasing Agents are real estate professionals who work across multiple properties, rather than being assigned to just one. They assist with leasing apartments or commercial spaces, fill in for other leasing agents as needed, and help cover staffing shortages at various locations. Their flexibility allows property management companies to maintain consistent leasing operations across all their properties. Floating Leasing Agents often need to adapt quickly to different leasing offices, property policies, and resident needs.

Where do leasing agents make the most money?

Leasing agents tend to earn higher salaries in regions with a high cost of living and competitive real estate markets, such as major metropolitan areas. Income can also increase with experience, certifications, and the complexity of properties managed, including luxury or commercial properties.

How much do leasing agents make per lease?

Leasing agents typically earn a commission or fee for each lease they secure, which can range from a flat fee of $50 to $200 or a percentage of the first month's rent, often between 25% and 50%. The exact amount depends on the property management company, location, and the terms of their compensation structure.

How does working as a Floating Leasing Agent differ from a traditional onsite leasing agent, and what challenges should I expect?

As a Floating Leasing Agent, you'll work across multiple properties rather than being assigned to just one community. This means you'll need to quickly adapt to different management styles, property policies, and resident demographics. A key challenge is efficiently managing your time and staying organized, as you may need to familiarize yourself with various leasing systems and marketing strategies at each location. However, this role offers valuable exposure to diverse property types and team environments, which can accelerate your career growth in property management.

What is a floating leasing professional?

A floating leasing professional is a property leasing agent who works across multiple properties or communities, often filling in for staff shortages or covering different locations as needed. They typically need strong communication skills, knowledge of leasing procedures, and may use property management software to coordinate appointments and applications.
