Currently, we have an opening for a Remote Community Manager to serve our client communities located in the Aiken, SC area. Candidates must be able to travel for site visits 2-4 times per year.

The Community Manager is responsible for facilitating the management and daily administrative operations of assigned homeowners' associations (HOAs) in accordance with the Community Service Agreement. This role serves as the primary liaison between the Board of Directors, homeowners, and vendors, providing guidance, coordination, and administrative support to assist the Board in operating the community in alignment with governing documents and applicable regulations.

Duties/Responsibilities:Community and Board Management
  • Serve as the primary liaison between HOA Boards and homeowners, providing guidance on governance, policies, and best practices.
  • Facilitate board and annual meetings, including agenda preparation, minutes, and followup on action items.
  • Provide guidance with governing documents, policies, and applicable regulations.
  • Operations and Property Oversight
  • Coordinate and assist with the daily administrative and operational needs of assigned communities as directed by the Board.
  • Conduct scheduled site visits and coordinate maintenance, repairs, and capital improvement projects in accordance with the management agreement and as authorized.
  • Liaise with vendors and contractors to support service delivery, contract execution, and project coordination.
  • Financial Management
  • Collaborate with internal accounting teams to assist in the preparation of draft budgets based on historical data and Board input.
  • Monitor financial reports and provide general insights to support Board decisionmaking.
  • Support assessment collections and delinquency followup in coordination with internal teams.
  • Resident Relations and Communication
  • Serve as the primary point of contact for homeowner inquiries and requests, providing timely response and guidance.
  • Support the distribution of community updates, policies, and notices.
  • Promote clear and consistent communication to support a positive community environment.
  • Compliance and Administration
  • Support architectural review processes and documentation as directed by the Board.
  • Maintain organized community records, documentation, and reporting using property management systems.
  • Prepare and distribute regular reports to Boards and leadership, ensuring timely followup on assigned tasks.
  • Portfolio and Performance Management
  • Manage a portfolio of communities, balancing priorities, deadlines, and workload effectively.
  • Meet established service standards and key performance indicators (KPIs), including responsiveness, project timelines, and financial performance metrics.
  • Identify opportunities to improve operations, service delivery, and overall resident experience.
  • Emergency Response
  • Respond to afterhours emergencies as required.
  • Coordinate communication and administrative response efforts for emergency services and repairs as directed by the Board.
  • Qualifications:
  • High school diploma or equivalent; bachelor’s degree in business or a related field preferred
  • 3+ years of experience in HOA/property management or community management
  • Professional certifications: CMCA and AMS
  • Proficiency in property management software and Microsoft Office/Google Workspace
  • The ideal candidate has:
  • Strong knowledge of HOA governance, bylaws, and property management practices.
  • Experience working with budgets, financial reports, and vendors.
  • Excellent communication and interpersonal skills, with the ability to manage multiple stakeholders.
  • Strong organizational and time management abilities with the ability to manage competing priorities.
  • Exceptional attention to detail with a strong commitment to accuracy and accountability.
  • Highly customerfocused and adept at building strong relationships with boards, residents, and vendors while exercising good decisionmaking and sound judgment.
  • Compensation: Minimum base salary of $55,000 per year, commensurate with experience, plus a performance-based bonus structure.
