What is a fixed asset auditor?

A Fixed Asset Auditor is a professional responsible for verifying the existence, condition, and value of an organization's fixed assets, such as equipment, machinery, and buildings. They conduct audits to ensure assets are accurately recorded in financial statements, comply with regulations, and are properly safeguarded against loss or theft. Their work helps organizations maintain accurate asset records, optimize asset utilization, and support financial reporting and decision-making processes.

What are the key skills and qualifications needed to thrive as a fixed asset auditor?

To thrive as a Fixed Asset Auditor, you need a solid understanding of accounting principles, asset management, and auditing standards, often supported by a degree in accounting or finance. • Five or more years of progressive accounting or financial reporting experience, including meaningful responsibility for fixed assets, capital projects, or property accounting.
  • Working knowledge of U.S. GAAP, capitalization policies, depreciation, asset disposals, reconciliations, financial close processes, and audit support.
  • Strong analytical and advanced Microsoft Excel skills, with the ability to organize large data sets, investigate discrepancies, and translate findings into clear recommendations.
  • Experience improving reporting packages, forecasts, procedures, and internal controls while managing recurring deadlines in a fastโ€‘paced, multiโ€‘entity environment.
  • Excellent attention to detail, communication, collaboration, and judgment, with a proactive approach to confidential financial information and competing priorities.
Preferred Experience
  • Commercial or industrial real estate accounting, including multiโ€‘property or multiโ€‘entity portfolios.
  • CPA or other relevant professional certification.
  • Experience with property accounting, ERP, fixed asset, capital project, or business intelligence systems; Yardi or comparable realโ€‘estate software is a plus.
