Responsibilities
  • Oversee operation of collection of third-party managed and/or owned properties totaling in excess of 250,000 square feet.
  • May be responsible for performance management of assigned on-site staff.
  • Maintains strong tenant relations; establishes a high level of client satisfaction with property owners.
  • Ensures that assigned properties are well maintained, efficiently operating, and aesthetically pleasing.
  • Ensures that building work orders are completed by designated staff, including maintenance and repairs; oversees the work quality of all third-party contractors or vendors.
  • Creates, reviews and maintains operating budgets, operating expense reconciliation, and estimates.
  • Assists with communication between ownership and the organization.
  • Oversees accounts payable and collections.
  • Oversee tenant improvement and capital improvement projects.
  • Provide value engineering and value enhancement insight to the properties.
  • Negotiates and awards service contracts, supervises and directs the daily activities of building engineers.
  • Produce accurate, detailed monthly property owner reports in a timely manner.
  • Interacts with leasing and brokerage to ensure objectives are met.
  • Perform multi-property site inspections to ensure curb appeal and quality control.
  • Implementation and management of preventative maintenance programs.
  • Oversite of parking operations
  • Performs other duties as assigned.
Qualifications
  • Minimum of five (5) years of experience in property management with demonstrated increase in responsibility and results. Previous experience with high-rise buildings preferred.
  • Bachelor’s degree in Business Administration, Finance, Accounting, Real Estate or a related field preferred.
  • Certified Property Manager (CPM) or Real Property Administrator (RPA) designation preferred.
  • Excellent organizational, time-management, motivational and leadership skills.
  • Excellent communication skills, both verbal and written.
  • Proficient with Microsoft Office Suite applications.
  • Working knowledge of mechanical systems including elevators (freight and passenger), chillers, coiling towers, boilers, fire-life-safety systems, plumbing and electrical systems.
  • Understanding of building structures and required maintenance.
  • Understanding of financial statements and reports.
  • Solid understanding of various types of commercial leases and insurance.
  • Knowledge of lease clauses and their interpretation.
  • Property Management software experience a plus (Yardi, MRI etc.)
