Job description

Positionย Overviewย 

Sarina Homes is seeking a highly experiencedย Project Managerย 1ย to lead multifamily and mixed-use developments from pre-construction through completion and turnover.ย 

This roleย is responsible forย managing budgets, schedules, consultants, contracts, permitting, and construction execution, while ensuring projects meet design intent, financial targets, and regulatory requirements. The Project Managerย 1ย will play a key leadership role within the organization and act as the primary interface between ownership, consultants, contractors, and municipal authorities.ย 

Key Responsibilitiesย 

1. Development & Pre-Constructionย 

  • Lead projects through feasibility, design development, and pre-construction phasesย 
  • Coordinate architects, engineers, planners, and consultantsย 
  • Manage development permit (DP) and building permit (BP) submissions with theย City of Calgaryย 
  • Review drawings for constructability, value engineering, and cost optimizationย 
  • Lead estimating efforts and prepare Class D through Class A budgetsย 
  • Prepare detailed cash flow projections and capital deployment schedulesย 
  • Conduct trade scoping, tendering, and bid evaluationsย 

2. Construction Managementย 

  • Overseeย construction execution from excavation through occupancyย 
  • Administer construction contracts (CCDC and stipulated sum contracts)ย 
  • Manage change orders, RFIs, submittals, shop drawings, and site instructionsย 
  • Ensure adherence to schedule milestones and critical path managementย 
  • Monitor cost controls and forecast monthly project financial performanceย 
  • Maintain builder's risk compliance and risk mitigation protocolsย 
  • Coordinate site teams, consultants, and trade partnersย 

3. Financial & Contractย Oversightย 

  • Maintain strict budget control and cost reportingย 
  • Monitor project contingencies and cash flow schedulesย 
  • Review progress draws and lender reporting packagesย 
  • Negotiate and administer construction and consultant contractsย 
  • Lead procurement strategies and major trade buyoutsย 

4. Design & Technicalย Oversightย 

  • Review and coordinate architectural and engineering drawingsย 
  • Utilize 3D design software to review models and resolve conflictsย 
  • Perform design coordination using:ย 
  • Bluebeamย 
  • Revitย 
  • AutoCADย 
  • Utilize Adobe Photoshop for presentation materials, marketing visuals, and design refinementย 
  • Support sales and marketing teams with rendering and visualization coordinationย 

5. Leadership & Communicationย 

  • Act as primary project leadย representingย ownershipย 
  • Provide executive reporting to senior leadershipย 
  • Foster collaboration across development, construction, sales, and finance teamsย 
  • Mentor Project Managers, Coordinators, and site staffย 
  • Maintain clear and professional written and verbal communicationย 

Requirements

Qualificationsย 

  • Minimumย 10 years of experienceย in estimating,ย drawingย design, and construction managementย 
  • Master's Degree in Construction Management, Architecture, Engineering, Real Estate Development, or related fieldย 
  • Proven experience inย both residential and commercial development projectsย 
  • Direct experience managing development and building permit processes with theย City of Calgaryย 
  • Strong experience in:ย 
  • Budget controlย 
  • Cost forecastingย 
  • Cash flow schedulingย 
  • Construction financial reportingย 
  • Extensive experience using:ย
