Job description

The HVACR Commercial Project Manager position serves to proactively transition a project from the design phase through construction with proper planning, monitoring, assessing risk, and effective communication.  At the time of the job handoff from the Salesperson, the HVACR Commercial Project Manager will thoroughly review the proposal, contract, scope, estimate, drawings, and submittals to identify any issues before taking ownership of the project.  The HVACR Commercial Project Manager will be the primary contact and conduit for information during the construction portion of the project.  They will be accountable for the financial health of the project.     

WORK ENVIRONMENT:

This position is required to work in an office and to visit job sites of varying types and conditions. 

DUTIES/RESPONSIBILITIES:

  • Simultaneously manage multiple projects of varying size and complexity.
  • Manage the financial health and performance of projects. 
  • Forecast project costs and labor hours monthly.  Submit cost to complete estimates.
  • Proactively transition projects from Engineering into Construction.
  • Primary customer and subcontractor contact during construction.
  • Proactively review project scope and identify required resources to achieve project goals.
  • Review project plans, estimate and scope of work with Field Foreman.  Define project responsibilities.
  • Schedule subcontractors and resources efficiently to meet the project schedule.
  • Coordinate 3 week manpower projections with other HVACR Commercial Project Managers.
  • Communicate manpower requirements with Construction Coordinator.  Ensure own projections board is up to date at all times.
  • Generate and issue purchase orders for equipment and critical material items to ensure on-time delivery aligned with the project schedule.
  • Generate and issue subcontracts.
  • Generate and track project schedules.
  • Coordination and problem solving with general contractors, customers, inspectors, and subcontractors.  Effectively coordinate and communicate with other project trades.
  • Ensure that HD subcontractors are fully executing and complying with the contracted scope of work.
  • Monitor department workload.
  • Generate and track project documents such as RFI’s, ASI’s and Change Orders.  Communicate changes to all applicable team members.
  • Keep track of extras and changes on jobs and keep Vista Change Order log up to date.
  • Perform periodic job walks to check on progress of project and field scope-related questions.
  • Ensure inspections are scheduled.
  • Attend job site meetings as required.
  • Ensure compilation and delivery of submittals and closeout documents.
  • Ensure Start-Up Forms are signed off by the Superintendent and filed within the job file.
  • Manage information requested by technicians to ensure a timely response is provided.
  • Provide feedback about personnel issues to General Superintendent when situations call for intervention or awareness.
  • Continually be adaptable to short-term changing circumstances and communicate updates to affected parties, as necessary.
  • Work with Sales Team and Construction Operations Manager to review new ideas, problems, and concepts to increase department effectiveness.
  • Maintain currency with Hunter-Davisson standards, HVAC systems and building codes.
  • Attend all company, office, and department meetings.
  • Proactively engage in all aspects of company safety program.

REQUIRED EDUCATION, EXPERIENCE, AND PROFICIENCIES:

  • Proficient in the use of computers.  Programs include: Microsoft Outlook, Excel, Word, and Bluebeam PDF writer. Will become proficient in Vista Construction Management software.
  • Working knowledge of the following preferred:
    • HVAC Equipment Types
    • DDC Controls
    • Variable Refrigerant systems
    • SMACNA duct construction standards
  • A minimum of 4 years of experience within the construction industry.
  • Assist in the company operating within own Core Values, Vision, Mission, and Policy.

  • Ability to build strong relationships cross-functionally.
  • Ability to analyze complex issues, conduct root-cause investigations, and prepare reports on findings.

  • Flexible, accommodating, and adaptable to constant change. 

 PHYSICAL DEMANDS:

  • Prolonged periods sitting at a desk and working on a computer.
  • Must be able to lift up to 50 pounds regularly.
  • Carry tools and equipment; work while in stooped, kneeling, crouched and crawling positions.
  • Occasionally climb up and down ladders, scaffolds, and other climbing devices.
  • Ability to maintain focus while multi-tasking and continuously be aware of surroundings.
