ABOUT
M. Shapiro Real Estate Group is seeking an experienced, service-driven Executive Property Manager to lead operations at one of our premier luxury apartment communities in Ann Arbor, Michigan.
The Executive Property Manager is responsible for overseeing all aspects of community operations, including resident satisfaction, financial performance, leasing, maintenance, team leadership, and asset preservation. The ideal candidate is a proven leader who is passionate about delivering exceptional customer service, building high-performing teams, and creating a community residents are proud to call home.

JOB DUTIES
Ensure residents receive the highest level of customer service consistent with the company's Hospitality Ethos.
Lead, coach, and develop the onsite leasing, maintenance, and administrative teams.
Recruit, hire, train, and retain top-performing team members.
Foster a positive, collaborative work environment focused on accountability, communication, and resident satisfaction.
Handle resident concerns promptly, professionally, and with a solutions-oriented approach.
Oversee all day-to-day operations of the community, ensuring compliance with company policies and operational standards.
Maintain the community to the highest standards of appearance, cleanliness, curb appeal, and safety.
Partner with the maintenance team to ensure timely completion of service requests, preventative maintenance, and capital improvement projects.
Develop and execute leasing and marketing strategies to maximize occupancy and revenue.
Monitor market conditions and recommend pricing strategies to remain competitive.
Prepare, manage, and monitor the community's annual operating budget.
Analyze financial reports, occupancy trends, delinquency, and operating expenses to achieve budget goals.
Prepare monthly operating reports, variance reports, leasing reports, and ownership updates.
Oversee vendor relationships, service contracts, and capital expenditure projects.
Ensure compliance with Fair Housing laws and all applicable federal, state, and local regulations.
Plan and support resident events and engagement initiatives that enhance the luxury living experience.
Be available to respond to community emergencies and operational needs outside of normal business hours as necessary.
Promote a culture of professionalism, integrity, teamwork, and continuous improvement.
Perform other duties as assigned based on business needs.
REQUIREMENTS
Demonstrated leadership with a proactive, solution-oriented mindset and a commitment to accountability.
Minimum 5 years of multifamily property management experience, including experience managing luxury apartment communities.
Proven success leading onsite teams and achieving occupancy, resident satisfaction, and financial performance goals.
Strong knowledge of leasing, resident relations, property operations, maintenance coordination, and asset management.
Experience preparing and managing operating budgets and financial reporting.
Excellent communication, leadership, organizational, and time management skills.
Strong negotiation, conflict resolution, and customer service abilities.
Thorough understanding of Fair Housing and applicable landlord-tenant laws.
Proficiency with Yardi, Microsoft Office Suite (Word, Excel, Outlook), and other property management software.
Associate degree required; Bachelor's degree in Business, Real Estate, Hospitality, or a related field preferred.
Ability to thrive in a fast-paced, resident-focused environment while managing multiple priorities.
Flexibility to respond to after-hours emergencies when necessary.
PREFERRED QUALIFICATIONS
Experience managing Class A or luxury multifamily communities.
Experience overseeing capital improvement projects and vendor management.
Strong financial acumen with the ability to analyze budgets, P&Ls, occupancy trends, and operational metrics.
CAM, CAPS, CPM, or other professional property management certifications are preferred.
