Position Summary
The FP&A Manager is responsible for leading financial planning, budgeting, forecasting, performance reporting, and strategic analysis for a portfolio of self-storage assets across the United States and Canada. This role partners closely with Operations, Revenue Management, Marketing, Acquisitions, and Executive Leadership to drive Net Operating Income growth by supporting strategic financial decision-making throughout the organization.
The ideal candidate combines strong financial modeling and analytical capabilities with an understanding of real estate and operating metrics specific to the self-storage industry. Reporting directly to the Director of FP&A this is an exciting opportunity to join a fast-growing organization.
Responsibilities
  • Lead annual budgeting and monthly forecasting processes across the self-storage portfolio.
  • Establish best practices for forecasting, reporting, and financial modeling.
  • Develop and maintain property-level and consolidated financial models.
  • Analyze forecast variances and provide actionable recommendations to leadership.
  • Partner with operational leaders to establish financial targets and performance goals.
  • Monitor and analyze key self-storage KPIs including:
    • Net Operating Income (NOI)
    • Operating Margin
    • Same-Store Revenue Growth
    • Occupancy
    • Move-Ins and Move-Outs
    • Delinquency Rates
  • Identify revenue opportunities and operational inefficiencies across the portfolio.
  • Prepare monthly executive reporting packages and board presentations.
  • Develop dashboards and automated reporting tools utilizing BI platforms.
  • Provide detailed financial and operational performance insights to senior leadership.
  • Ensure consistency and accuracy of financial reporting across all properties.
  • Collaborate across the Operations team to improve store-level profitability
  • Partner with Revenue Management to optimize pricing strategies and identify ancillary revenue opportunities.
  • Partner with Marketing to evaluate lead generation effectiveness, conversion rates, and customer acquisition costs.
  • Support Accounting during monthly close by validating financial results and explaining variances.

Qualifications
Required
  • Bachelor's degree in Finance, Accounting, Economics, Business, or related field.
  • 5-8+ years of FP&A, corporate finance, investment analysis, or real estate finance experience.
  • Advanced financial modeling and forecasting skills.
  • Strong Excel expertise.
  • Experience presenting financial insights to senior leadership.

Preferred
  • Experience in self-storage, real estate, REIT, multifamily, hospitality, or retail portfolio environments.
  • MBA, CFA, or CPA designation.
  • Experience with Oracle NetSuite.
