Job description

Job Title: Painter Wage Status: Hourly

Reports to: Property Manager


Job Summary:

Colonial Property Management Painters’ are responsible for the painting, maintenance and daily upkeep of their assigned portfolio. Duties include maintaining fresh paint appearance that is attractive to prospective renters and current tenants and handling other assigned work as necessary. This position will work collaboratively as part of a team; while working independently with supervision as needed. Flexibility within this job description is required.


Qualifications:

Education: High School Degree or equivalent required.

Experience: 2-3 years drywall and painting experience. Light general maintenance is preferred.

Licenses & C-ertificates: Fair Housing Certification, willingness to obtain. Lead Based Paint Certification, willingness to obtain.


Skills:

● Ability to speak, read and write English.

● Willing to obtain necessary and required certifications

● Familiarity with the operation of maintenance related tools and equipment.

● Familiarity with drywall and painting tools and equipment.

● Develop and enhance skills for growth opportunities.

● Customer service and computer skills

● Complete all tasks with a sense of urgency and expediency and provide prompt status feedback.


Duties & Responsibilities:

Maintenance Work

1. Physically inspect common areas, vacant apartments, and grounds to ensure excellent curb appeal is present.

2. Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions daily.

3. Perform maintenance requests and work orders as assigned with an emphasis on drywall and paint related projects.

4. Assist with ensuring snow removal equipment has been properly serviced and is in working condition before and throughout the winter season.

5. Report all unsafe conditions to the proper person if unable to correct immediately.

6. Assist with keeping the shop and maintenance areas clean and organized; this includes supply and storage areas.

7. Perform all work assigned daily as it relates to general knowledge or painting, drywall and patching, landscaping, lawn care, and preventative maintenance of the property.

8. Snow Removal - available outside of business hours as weather requires.


Procedural and Resident Relations

1. Perform all turnovers within 24 hours according to companies standard operating procedures.

2. Assist with the move-out process ensuring apartment turns are completed in a timely manner.

3. Complete work order process as outlined in company Standard Operating Procedures.

4. Notify your direct report as it relates to customer interactions including complaints

5. Notify current tenants of intent to enter when work is needed in their home in accordance with company standard operating procedures.

6. Be familiar with & conform to all written standard operating procedures.

7. Follow and ensure compliance of all Fair Housing Laws.


General

1. Operates computer programs (Propertyware, Everlance, Margin Point) to satisfy the needs of the job.

2. Comply with all federal, state, local and company policies, procedures, and regulations.

3. Participate in training to comply with new or existing laws and/or company SOP changes.

4. Neat, clean, and professional appearance at all times.

5. Provide Daily Report to Lead Maintenance technician.

6. Take pride in your work.

7. Positive attitude and productive contributions to team culture.

8. Perform other duties which may be required to ensure economic success of Colonial Property Management.


Physical Requirements and Working Environment

1. Ability to lift up to 100 lbs maximum with frequent lifting/and or carrying objects weighing up to 50 lbs.

2. Successfully pass a drug test.

3. Ability to walk and traverse stairs on a regular basis.

4. Ability and willingness to climb ladder at heights 20’ and above.

5. Inside and outside work in all types of weather (heat, rain, cold, snow etc.) Must wear slip resistant footwear appropriate for the season.

6. Ability to work long hours when required.

7. Valid Driver’s License and operable vehicle with insurance..

8. Attendance is an imperative job function, with prompt daily arrival.
