Job description

Job Title: Maintenance Technician

Reports to: Property Manager Wage Status: Hourly

Job Summary:

Colonial Property Management’s Maintenance Technician I is responsible for the daily operation, maintenance, preventative maintenance, and general upkeep of their assigned portfolio. Duties include basic knowledge of plumbing, electrical, HVAC, life and safety, fire protection and all other building systems. This position will work collaboratively as part of a team; while working independently with supervision as needed. Flexibility within this job description is required.

Qualifications:

Education: High School Degree or equivalent required.

Experience: 1-2 years experience working with basic building systems.

Licenses & Certificates: Fair Housing Certification, willingness to obtain.

Skills:

  • Ability to speak, read and write English.
  • Willing to obtain necessary and required certifications (CPO, EPA, Lead)
  • Familiarity with the operation of maintenance related tools and equipment.
  • Customer service and computer skills
  • Complete all tasks with a sense of urgency and expediency and provide prompt status feedback.
  • Develop and enhance skills for growth opportunities.

Duties & Responsibilities:

Maintenance Work

  1. Physically inspect common areas, vacant apartments, and grounds to ensure excellent curb appeal is present.
  2. Inspect buildings, grounds, and equipment for unsafe or malfunctioning conditions daily.
  3. Perform maintenance requests and work orders as assigned.
  4. Assist with ensuring snow removal equipment has been properly serviced and is in working condition before and throughout the winter season.
  5. Assist with recording of boiler work on charts and fire alarm testing performed monthly.
  6. Report all unsafe conditions are corrected and reported to the proper person if unable to correct immediately.
  7. Assist with keeping the shop and maintenance areas clean and organized; this includes supply and storage areas.
  8. Perform all work assigned daily as it relates to basic electrical, plumbing, HVAC, locks, appliances, drywall, paint, carpentry and all other areas as assigned.
  9. Maintain a high level of building security including keys, locks, codes, parking lots, etc.

Procedural and Resident Relations

  1. Ensure resident satisfaction through effective communication and quality rapport.
  2. Perform all turnovers within 24 hours according to companies standard operating procedures.
  3. Assist with the move-out process ensuring apartment turns are completed in a timely manner.
  4. Complete work order process as outlined in company Standard Operating Procedures.
  5. Notify your direct report as it relates to customer interactions including complaints
  6. Notify current tenants of intent to enter when work is needed in their home in accordance with company standard operating procedures.
  7. Be familiar with & conform to all written standard operating procedures.
  8. Follow and ensure compliance of all Fair Housing Laws.

General

  1. Operates computer programs (Propertyware, Everlance, Margin Point) to satisfy the needs of the job.
  2. Comply with all federal, state, local and company policies, procedures, and regulations.
  3. Participate in training to comply with new or existing laws and/or company SOP changes.
  4. Neat, clean, and professional appearance at all times.
  5. Provide Daily Report to Lead Maintenance technician.
  6. Take pride in your work.
  7. Positive attitude and productive contributions to team culture.
  8. Perform other duties which may be required to ensure economic success of Colonial Property Management.

Physical Requirements and Working Environment

  1. Ability to lift up to 100 lbs maximum with frequent lifting/and or carrying objects weighing up to 50 lbs.
  2. Successfully pass a drug test.
  3. Ability to walk and traverse stairs on a regular basis.
  4. Inside and outside work in all types of weather (heat, rain, cold, snow etc.) Must wear slip resistant footwear appropriate for the season.
  5. Ability to work long hours when required.
  6. Valid Driver’s License and operable vehicle with insurance.
  7. Available outside of business hours for on-call purposes and snow removal. Part of a rotating schedule.
  8. Attendance is an imperative job function, with prompt daily arrival.

This job is a first shift, Monday to Friday 8:30 - 5 with some weekends and an emergency on-call and snow removal during the winter season
