Job Description

Turner & Townsendย are seeking aย Preconstruction Due Diligence Consultantย to conduct the initial and critical phase of site selection and planning for a rapidly expanding network of EV service centers. This role is central to evaluating site feasibility, navigating zoning and permitting processes, and ensuring each location is positioned for successful development. You'll manage multiple concurrent projects in a fast-paced environment, working closely with internal teams and city agencies to overcome logistical and regulatory challenges.

Responsibilities:

  • Coordinate the end-to-end due diligence process for potential new site acquisitions.
  • Review third-party reports (e.g., Phase I/II ESAs, ALTA surveys, Property Condition Assessments) and provide actionable written recommendations on site viability.
  • Identify and communicate site-specific risks early in the process, proposing mitigation strategies and alternatives.
  • Evaluate site access and circulation, including traffic patterns, turning movements, and ingress/egress feasibility.
  • Read, interpret, and summarize landlord work letters, structural exhibits, and delivery conditions.
  • Evaluate landlord vs. tenant responsibilities for base building construction.
  • Align with internal teams (Real Estate, Design andย Construction) to ensure site plans meet operational and infrastructure needs.
  • Collaborate with Entitlements team to identify permitting risks and opportunities, and develop creative solutions to address site access, traffic flow, and regulatoryย constraints.
  • Create and maintain standardized processes, checklists, and reporting tools for due diligence activities.
Qualifications
  • Bachelor's degree in Urban Planning, Real Estate Development, Construction Management, or a related field is preferred.
  • 3+ years of experience in zoning, entitlements, and due diligence for commercial, industrial, or infrastructure projects.
  • Proven track record managing multi-site development programs in a fast-paced environment.
  • Strong leadership and stakeholder management skills, with experience influencing cross-functional teams and external agencies.
  • Ability to manage competing priorities and deliver results under tight deadlines.
  • Experience with EV infrastructure, electrical systems, and service facility planning.

Additional Information

The salary range for this full-time role is $125K - $135Kย per year. Ranges are determined by role and level and represent a good faith effort to provide a fair and equitable salary. This range is a reflection of base salary only, not of a total compensation package. Please note Turner & Townsend reserves the right to pay more or less than the posted range, depending on candidate's experience and qualifications.ย
