Americas Real Estate Portfolio & Capital Programs Manager
Description -
Job Summary
We are seeking a high-impact Real Estate Portfolio & PMO to shape and drive the real estate portfolio strategy and capital programs across AMS. This individual contributor role is a key partner to the Regional CREWS leader, focusing on strategic planning, real estate deal execution, and the governance and delivery of capital investments to ensure HP's workplace portfolio remains agile, cost-effective, and future-ready.
The ideal candidate brings deep real estate market expertise, strong financial acumen, structured deal-making experience, and proven ability to oversee the execution of complex programs, with the credibility to influence and collaborate across a matrixed global environment.
Key Responsibilities
Portfolio Strategy & Scenario Planning
  • Develop and maintain the long-term AMS real estate portfolio strategy aligned with business goals and future-of-work trends.
  • Identify consolidation, growth, and exit opportunities to enhance portfolio efficiency, flexibility, and sustainability.
  • Lead scenario planning and financial Modeling, building business cases for consolidations, relocations, or expansions.

Deal Structuring & Transaction Leadership
  • Lead real estate transactions across AMS -including acquisitions, renewals, exits, and subleases-with a focus on optimizing financial, operational, and sustainability outcomes.
  • Structure complex real estate deals in partnership with legal, finance, tax, treasury, and procurement, ensuring HP's interests are protected.

Capital Programs & Project Governance (PMO)
  • Lead the planning, prioritization and governance of capital investment programs across AMS, ensuring alignment with portfolio strategy and business priorities.
  • Oversee the delivery of projects including fit-outs, refurbishments, consolidations and relocations, ensuring scope, cost, schedule and quality objectives are met.
  • Establish and maintain program oversight, standards and reporting to drive consistency, transparency and execution discipline across the project lifecycle.

Market Intelligence & Capital Strategy
  • Monitor real estate trends, rental benchmarks, and macroeconomic indicators across AMS.
  • Integrate benchmark data and forecasting into decision-making and strategy development.

Stakeholder Engagement & Enablement
  • Act as a trusted advisor to AMS business units and CREWS leadership, aligning real estate solutions with enterprise priorities.
  • Collaborate with project management, design, service delivery, and workplace experience teams to ensure smooth execution of strategies.

Governance & Strategic Reporting
  • Own and maintain the real estate portfolio plan of record, regional dashboards, strategic pipeline, and alignment with HP's capital planning cycles.
  • Ensure strategic compliance with fiscal, regulatory, and risk standards.

Qualifications & Experience
  • Bachelor's degree required, Master's preferred in Real Estate, Finance, Architecture, Business, or related field.
  • 10-15 years of experience in Corporate Real Estate, Portfolio Strategy, Capital Markets, or Consulting-ideally with multinational exposure.
  • Track record of leading complex real estate transactions and developing cross-country portfolio strategies in AMS.
  • Proven financial Modeling, valuation, and business case development expertise.
    Strong understanding of project delivery, capital planning, and governance frameworks.
  • Deep knowledge of leasing practices, regulatory frameworks, and market norms across AMS countries.
  • Excellent written and verbal communication, presentation, and senior stakeholder engagement skills.
  • Experience working independently in a high-performance, matrixed, and cross-functional team environment.

The pay range for this role is $116,150 to $182,400 USD annually with additional
