The Senior Transaction Manager is responsible for developing and executing real estate acquisition, renewal and disposition strategies for assigned portfolio of properties in accordance to the terms and conditions of the client master service agreement. The Senior Transaction Manager role is responsible forย leading, directing and motivating team members assigned to the managed portfolio.

KEY DUTIES & RESPONSIBILITIESย ย 

People Leadership

Demonstrates strong, competent leadership for team members to guide them in reaching their full potential and meeting their objectives, which supports achievement of our corporate goals. Specifically, these responsibilities include but not limited to:

  • Full involvement with recruiting talent.
  • Provides mentoring, coaching and guidance to all team members.
  • Objectively recommends compensation adjustments.
  • Manages all aspects of performance.

Strategic Planning and Analysis

  • Understands clients' objectives, business drivers and needs in order to develop and recommend real estate acquisition, renewal and/or disposition strategies that meets the clients' needs and optimizes the value delivered to the client.
  • Conducts analysis and develops business cases to support recommendations.

Acquisition, Renewal and Disposition

  • Executes real estate acquisition, renewal and disposition strategies.
  • Develops, recommends and executes approaches to reduce occupancy costs.
  • Performs all aspects of real estate acquisition, renewal and dispositionย activities including but not limited to:
    • Managing all relationships including client, landlord and broker.ย Acts as primary interface for all transaction matters.
    • Researching and recommending real estate properties that align with the client's real estate strategy and needs.
    • Performing market research to understand real estate market trends.
    • Conducting due diligence reviews.
    • Provide input to accurately market surplus properties for disposal.
    • Conducting property tours.
    • Conducting related analysis and preparing reports.
    • Executing renewal and disposition activities according to critical dates and ensuring that disposition-related recoveries and targets are achieved.
    • Conducting all related negotiations.
    • Coordinating and/or undertaking the preparation of all related documentations and information including but not limited to market information packages, offers to lease, letters of intent, etc.
    • Reviewing and negotiating related documentations such as offers to lease, renewal agreements, letters of intent, etc.
    • Ensuring accurate and complete maintenance of all lease transactions documentations.
    • Documenting and organizing all aspects of a transaction to ensure that all concerned parties have required information (e.g. Notice letters, Trade record sheets, commission agreements).

Relationship Managementย 

  • Collaborates with relevant concerned parties to ensure all service delivery obligations are met and executed in accordance to all requirements.
  • Develops and maintains effective relationships with all relevant concerned parties including but not limited to clients, brokers, landlords and real estate industry professionals.

Best Practices

  • Maintains current awareness of industry practices and trends.
  • Other duties as assigned.

KNOWLEDGE & SKILLSย 

  • University degree required or equivalent
  • Minimum 5 years of real estate transactions work experience in a commercial environment.
  • Advanced real estate acquisition, renewal and disposition strategy development and execution skills.ย 
  • Skilled at persuading, influencing and negotiating to achieve desired outcomes.
  • Highly advanced relationship management skills and ability to develop and manage relationships with multiple concerned parties.
  • Highly advanced real estate transactions-related documentations development, application and interpretation skills.
  • Highly advanced analytical skills to identify optimum real estate cost structures, pricing and value for the client.
  • Strong market research skills along with current knowledge of market trends and conditions.
  • Current knowledge of industry practices, trends and requirements.
  • Knowledge of real estate legislative requirements for assigned province.
  • English is required because you will be dealing with English-speaking customers as part of your job.

Licenses and/or Professional Accreditationย 

  • Quebec Real Estate License is required
  • Valid driver's license and personal vehicle is required.
  • Organization and computer proficiency skills.

This is a regular, full-time position with a salary range of $100,000 - $120,000 per annum. The starting salary will be based on the successful candidate's competencies, including but not limited to experience, education, professional designations and performance related to this role.ย
