About the Role
The Escrow Officer manages real estate transactions from file opening through funding, recording, and final delivery. This role serves as a primary point of contact for buyers, sellers, lenders, and real estate professionals, ensuring transactions are completed accurately, on time, and in compliance with industry requirements. Responsibilities include preparing closing documents, conducting closings, managing disbursements, and coordinating all aspects of the closing process. The ideal candidate is detail-oriented, customer-focused, and experienced in escrow, title, lending, or real estate transactions.
What You'll Do
Escrow Administration & Transaction Management
  • Open and process escrow files in accordance with company procedures, lender requirements, and regulatory standards
  • Review title commitments, purchase agreements, loan instructions, and supporting documentation to ensure file readiness
  • Coordinate all aspects of the closing process from file opening through post-closing delivery
  • Collect and verify payoffs, invoices, insurance information, tax information, and required clear-to-close items

Closing Preparation & Settlement Services
  • Prepare closing disclosures, settlement statements, escrow instructions, and related closing documents
  • Review closing packages for completeness, accuracy, and compliance with lender and regulatory requirements
  • Coordinate funding activities and ensure proper disbursement of funds
  • Facilitate recording of documents and oversee final file completion

Customer Service & Closings
  • Conduct in-person, virtual, and mail-away closings with buyers and sellers
  • Clearly explain closing documents, settlement statements, and transaction processes to customers
  • Serve as a trusted resource for clients by addressing questions and resolving concerns promptly and professionally

Compliance & Quality Control
  • Ensure compliance with ALTA Best Practices, company policies, lender requirements, and state regulations
  • Review files for completeness, accuracy, and adherence to established procedures
  • Protect confidential customer and financial information through proper handling and documentation practices
  • Communication & Collaboration
  • Communicate proactively with relators, lenders, customers, and internal teams to maintain transaction progress and closing timelines
  • Coordinate post-closing activities, including recording, policy issuance, and final file delivery

  • Associate or bachelor's degree in a related field or 3 years of relevant experience

  • Proficiency with Microsoft Office Suite (Word, Excel, Outlook)

Additional preferred qualifications:
  • Two years of administrative, escrow, title, lending, banking, mortgage, or related experience
  • Experience with loan documentation, construction draws, disbursements, or post-closing activities
  • Familiarity with lender portals and document management systems
