Job description

Transnation Title Agency is looking for a full-time Residential Escrow Officer to join our Houghton Lake team. In this role, you will manage real estate transactions from start to finish, ensuring each closing is handled accurately, efficiently, and in full compliance with company and regulatory standards.
You will work closely with buyers, sellers, lenders, agents, and attorneys to coordinate and complete residential transactions while delivering a smooth and professional closing experience.
What You'll Do
  • Manage residential escrow transactions from order opening through closing and post-closing
  • Review title commitments for accuracy, including vesting, insured parties, and coverage details
  • Analyze legal descriptions and supporting documents to ensure completeness and consistency
  • Clear title requirements by obtaining and reviewing necessary documentation such as deeds, payoffs, probate documents, and corporate filings
  • Prepare settlement statements, escrow documents, and closing packages in accordance with lender and contract requirements
  • Schedule and coordinate closings with all parties involved
  • Conduct closings, explain documents, and answer questions related to settlement figures
  • Receive, disburse, and reconcile funds in accordance with regulatory and company guidelines
  • Ensure proper recording of documents and completion of post-closing activities
  • Maintain accurate files and documentation throughout the transaction lifecycle
  • Build and maintain strong relationships with clients and referral partners

Skills We Are Looking For
  • Strong working knowledge of residential escrows and title processes
  • Working knowledge of title insurance practices and requirements for issuing marketable title
  • Familiarity with Michigan real estate practices, including recording standards and tax prorations
  • Ability to read and interpret legal and transactional documents, including purchase agreements, deeds, mortgages, and title commitments
  • Strong attention to detail with the ability to manage multiple transactions and deadlines
  • Excellent communication skills and a professional approach when working with clients and partners
  • Sound judgment and ability to handle confidential information responsibly

Technology Skills
  • Proficiency in Microsoft Office, including Outlook, Word, Excel and PDF
  • Comfortable managing documents in PDF format and document management systems
  • Ability to learn new systems quickly and troubleshoot basic issues

Education and Experience
  • High School Diploma or equivalent required
  • Associate or bachelor's degree in business, finance, real estate, or related field preferred
  • Minimum of 3 years of residential escrow, title, or closing experience preferred

An equivalent combination of education, training, certifications, and relevant work experience may be considered based on the needs of the position and applicable requirements.

  • Michigan Residential Producer License (or ability to obtain)
  • Notary Public
  • Valid driver's license
