Responsibilities
The Associate Regional Manager supports the Regional Property Manager in overseeing the operational, financial, and physical performance of assigned properties in accordance with the Company's mission, vision, and objectives. This is a developmental, entry-level regional role designed to build leadership, budgeting, and multi-site management skills.
In addition to supporting multiple properties, the Associate Regional Manager may be assigned to directly manage a property (or serve as interim Property Manager) on a limited or temporary basis. This role involves hands-on property management responsibilities, as well as regional support, training, and oversight duties.
The Associate Regional Manager works closely with on-site teams, vendors, and internal departments, serving as a bridge between property-level operations and regional leadership.
Key Responsibilities
Property Operations & Physical Asset Oversight
  • Assist with oversight of the physical condition of assigned properties.
  • Conduct routine site inspections of building interiors and exteriors, documenting findings and follow-up items.
  • Support maintenance staff and contractors in meeting company standards and safety requirements.
  • Make recommendations for routine repairs, capital needs, and preventative maintenance.
  • Ensure compliance with safety regulations and company operational standards.

Direct Property Management (Limited Assignment)
  • Serve as Property Manager for an assigned property as needed, including during transitions, vacations, or staffing shortages.
  • Oversee day-to-day property operations, including leasing, resident relations, maintenance coordination, and rent collection when directly assigned.
  • Ensure proper execution of leases, resident notices, and property files in accordance with company policies.

Leasing, Marketing & Resident Relations
  • Support leasing and marketing efforts across assigned properties.
  • Assist with evaluating market conditions and property comparables.
  • Help implement marketing plans and recommend improvements to leasing performance.
  • Review rental applications and lease documentation for accuracy and compliance when assigned.
  • Assist on-site staff with resolving resident concerns and service issues.

Financial Oversight & Reporting
  • Assist in preparing and reviewing annual budgets and property management plans.
  • Review monthly financial reports with the Regional Property Manager and identify variances.
  • Monitor expenses, invoices, and payroll for accuracy and policy compliance.
  • Support rent rate recommendations for new leases and renewals based on market data.

Staff Support & Development
  • Provide guidance, coaching, and day-to-day support to on-site staff.
  • Assist with onboarding and training of new property managers and on-site employees.
  • Support performance management by reinforcing company policies and procedures.
  • Serve as a leadership presence at assigned properties and model professional standards.

Administration & Professional Development
  • Assist with maintaining accurate property records and files.
  • Coordinate with internal departments and outside professionals as directed (legal, accounting, insurance, etc.).
  • Build knowledge of company systems, procedures, and compliance requirements.
  • Continually develop management, leadership, and technical skills.
  • Spend time building market knowledge, community awareness, and operational understanding.

Qualifications (PREFERRED)
  • Two to four years of experience in property management or related housing/real estate roles.
  • Prior experience as a Property Manager, Assistant Property Manager, or similar role preferred.
  • College degree in business, real estate, or related field preferred but not required.
  • A real estate license is required by the state or property type.
  • Strong organizational and follow-through skills.
  • Developing leadership abilities and a desire to grow into a regional role.
  • Strong written and verbal communication skills.
  • Detail-oriented with the ability to manage multiple priorities.

This position is ideal for an experienced Property Manager or Assistant Property Manager seeking growth into a regional leadership role. It provides exposure to multi-property operations while maintaining hands-on property management experience as needed.
This position may require management of some or all of the following property types: market-rate, affordable housing (LIHTC and Section 8), student housing, and HOA/senior cooperative communities.
